Description SMC is seeking a Leasing Consultant.Responsibilities:

Create requested Rent Calculations

Complete Section 8 Applications for potential tenants

Create Lease Packages for New Move-Ins

Monitor lease renewal offers. Distribute and follow-up on renewal notices.

Mail lease renewal offers to tenants no more that 150 days and no less than 90 days prior to the end of the tenant's lease term.

Process all rent stabilized executed lease renewals

Mail tenants a copy of their executed lease.

Submit lease renewals to NYCHA and HPD for tenants receiving subsidy.

Handle correspondences for assigned developments

Email subsidy breakdowns, subsidy terminations, and Inspections.

Submit requested rent rolls to HPD for special projects.

Complete subsidy related forms such as HAP Contracts

Enter Annual Apartment Registrations

Set up and maintain accurate files and records.

Answer calls from residents, site managers, and case workers.

Position Requirements

1 year of relevant prior experience

HUD/LIHTC and Section 8 experience

Experience with Yardi, One-Site/SitCompli (or other housing software)

Excellent knowledge of Microsoft Office Suite

Bilingual Spanish is a plus

Communicate frequently and effectively with Property Manager, Regional Manager and Residents
