Our aim is always to support the company's strategy and its businesses as best we can, thus creating long-term value.Position Overview:The Junior Asset Management Professional role involves coordinating and controlling various corporate real estate activities within the US Siemens Mobility real estate portfolio. The candidate will understand and contribute to the development of real estate standards and guidelines, supporting and monitoring their implementation and continuous improvement. Additionally, the role includes evaluating business cases, handling clarifications, and ensuring quality. The candidate will also support the Senior Asset Manager and the real estate team.What your day-to-day will look like:

Broad-based real estate knowledge of transactions (deal structuring/positioning), budgeting, and implementation (or can pull in appropriate team members when needed).

Skills required include but are not limited to:

Underwriting/due diligence

Site selection/control

Entitlements/zoning

Environmental assessment

Legal team management

Scope development and control

Financial analysis, as well as qualitative site analysis

Design and construction team selection

Contract negotiation

Budgeting and cost management

Preparation of management schedules

May not know the answer but knows that there is a question; has project management skills and drives the process; is a self-starter; and possesses good writing skills and ability to communicate graphically via PowerPoint.

Acts as expert and interface with internal partners regarding Asset Management topics (e.g., Business Principles, Leasing, Building Operations, Space Management, and Real Estate Costs).

Contributes to the development of real estate standards and guidelines.

Supports and monitors their implementation and continuous improvement.

Facilitates the investment application (I-Application) process – the Siemens capital project approval process.

Evaluates business cases, takes care of clarifications and quality.

Monitors real estate cost development.

Coordinates and controls various activities with global or regional scope.

May have functionally restricted management responsibility for leading one or more operational employees.

To thrive in this role, you have:

5-8 years of experience in commercial real estate.

Bachelors degree in business, real estate, or similar

Professional expertise with functional, commercial, and technical knowledge in commercial real estate.

Ability to integrate analysis, strategy, and implementation.

Experience interpreting and functionally influencing policy and guidelines in your area of business.

Experience developing processes and systems to deliver functional objectives.

Experience planning own work according to targets agreed upon, within a quarterly up to an annual cycle, by integrating resources in a project-driven environment.

Experience providing functional advice and guidance to colleagues and customers.

Ability to integrate processes and results from other workflows and disciplines to develop and propose appropriate and effective solutions.

Deep professional know-how and experience in commercial real estate.

Solid professional judgment and problem-solving competence.

Experience improving existing processes and approaches.
