Job Description:
We’re seeking a reliable, experienced Superintendent to manage a mid-size residential building in the heart of Manhattan. This is a hands-on role that requires strong maintenance and communication skills to ensure our building remains safe, clean, and comfortable for all residents. The ideal candidate will have experience in building maintenance, excellent customer service skills, and the ability to respond to on-call emergencies as needed.
Key Responsibilities:
Daily maintenance and cleaning of common areas (lobby, hallways, stairwells, etc.)
Basic repairs (plumbing, electrical, carpentry) and general upkeep
Coordinate with contractors for larger repair projects
Respond to resident requests, including maintenance and emergency issues
Perform regular inspections and preventive maintenance checks on building systems
Keep accurate records of maintenance activities and supply inventories
Enforce building policies to ensure a safe and pleasant environment for all residents
Qualifications:
Previous experience as a building superintendent or in a similar role required
Basic knowledge of electrical, plumbing, and HVAC systems
Strong communication skills and the ability to work well with residents, management, and vendors
Ability to use Appfolio is a must
Ability to respond to emergencies as needed (24/7 availability preferred)
Valid driver's license required; certifications in plumbing or HVAC a plus
