30 Unit Co-op building near Penn Station is looking for a superintendent. The position pays $45 an hour and it’s a 40 hour work week Monday to Friday. This is a live out position. Experience as a superintendent is preferred but not necessary as its more important for the board and management to find someone who can check all the items below. A criminal background check will be performed as well as a drug test.
Expectations include:
- Perform daily routine property inspections to ensure building safety, maintenance, cleanliness, etc
- Implement maintenance requirements of the property’s physical plants, i.e. boilers, sprinklers, gravity tank, etc.
- Carry out daily, weekly, monthly and quarterly maintenance checklist responsibilities
(This will require the ability to consistently work when on duty).
- Must work 8am to 5pm Monday through Friday.
- Have a rudimentary to intermediate working knowledge and ability to perform plumbing repairs.
- Have a rudimentary to intermediate working knowledge and ability to perform basic electrical repairs.
- Must be able to plaster/paint in the building as required.
- Run the buildings service elevator as needed
- Perform janitorial duties in ensuring all common areas of the building are kept clean as part of your daily, weekly, and monthly checklists.
- Meet with contractors to provide access to review pending work and/or repairs.
- Meet with contractors to get them situated to perform such work and/or repairs.
- Must be email/phone capable and respond in a timely manner.
- Must be available in the building during your 40 hour work week with the exception of break and lunch.
- Handle emergency situations

- Possesses personal and professional integrity.
- Must have the ability to take ownership of their responsibilities.
- Must have a desire to look out and advocate for the building when required.
- Must keep in communication with the property manager and board members when required.
- Must be able to work well and be productive independently.
- Since there is a water tower, cannot have a fear of heights
- This job requires regular walking, standing, crouching, and lifting heavy items.
- Regular attendance and punctuality is required.
