The NYC Regional Director of Property Management is responsible for managing all of the organization’s properties with regards to acquisition and maintenance.
Title: Regional Director of Property Management, NYC
Location: NYC (Brooklyn and Bronx)
Schedule: Monday-Friday; 9am-5pm
Salary: $100-$120k
Duties and Responsibilities:
Supervise and evaluate performance of employees
Assist with acquisition of new residential facilities, including leased and owned as necessary
Lease negotiations and renewals that meet owner’s requirements and tenant’s needs
Landlord mediation as required, including obtaining security deposit refunds, negotiating leases etc.
Ensure sites are prepared for regularly scheduled state and other funding source inspections including HUD, REAC, OMH, HHAP, etc. Compile any PM documentation required for all inspections
Conduct regular site inspections
Project management of major capital improvements and repair projects including developing scope of work, obtaining bids, etc.
Inventory set up and management
Approving all department purchasing with high attention to details of numbers, and accounting on each building/property the Director is responsible for, following funding source guidelines including bidding guidelines, and seeking ways to cut costs for the agency
Obtain, negotiate, review all building service contracts and monitor the performance of vendors
Establishing and retaining files for warranties and service contracts and ensuring their proper utilization
Maintenance coordination: Reviewing, documenting, and tracking all work orders. Reviewing and responding to calls/emails from staff and others regarding property issues. Coordinating moves, inspections, appointments, etc.
Analyze current service and goods vendors for propriety of continuing to use
Development of appropriate databases to facilitate property management and to allow for ongoing analyses of costs, utilization, trends, etc.
Recommend and establish department policies and procedures
On call as needed
All other relevant assignments as requested by the agency Executive Director or other senior administrative staff
Remain current with all agency required compliance documents and trainings
Positions Supervised: Property Manager, Senior Property Manager, Director of Maintenance, Facilities Manager, Assistant Director of Property Management
Qualifications: Bachelor’s degree required plus a minimum of 10 years’ experience and knowledge of Property Management, and full knowledge of all Long Island and NYC local laws. Experience balancing budgets. Yardi Voyager experience and CPM certification preferred.
