The JOB OFFERING is a FULL-TIME position for a property that consists of 76 apartments. We are seeking a candidate with a great deal of experience, but more importantly, we are seeking someone who knows that this job will involve getting your hands dirty. This is NOT a desk job. You will be moving around the building. You will be replacing pipes, fixing leaks, addressing tenant needs, picking up garbage and coordinating with the management company. Service calls are frowned upon by management and are only acceptable in an emergency. If you are in a current superintendent position and find yourself making a lot of service calls to outside contractors or servicing companies, THIS POSITION IS NOT FOR YOU. You need to be skilled in ALL types of property issues. If you have experience, you already know that this is not a 9-5 position. In fact, you will be on call 24/7 for emergencies. We are seeking the type of candidate that will take immense pride in the condition of the property, the happiness of its tenants, and being a benefactor to the community. Our budgeted compensation for the individual/couple who would assume this position involves a combination of both a free apartment (inclusive of paid cable and utilities) and a competitive salary. The salary portion will be directly contingent to the amount of units being overseen. NOT INCLUDED as part of salary are any and all apartment renovations, bathroom remodeling, painting, floor refinishing, tile work, roofing, etc. This additional income/salary will be handled on a case by case basis, with a set price point. This delivers a great deal of opportunity to the superintendent to be the vendor of choice for all items not listed on his scope of covered work.
