A Real Estate Management company is seeking a full-time Maintenance Technician

· A mechanic technician is responsible for general maintenance assignments, and performing day-to-day facility repairs. The ideal candidate must have knowledge of all aspects of Garden Style Apartments. Duties will include, but are not limited to, responding to all resident service maintenance requests, move out and turn over repairs. Candidate must be responsible, reliable, hands on, committed. This position reports to the Manager of the complex. Must be self-motivated and present a professional, neat, and clean appearance at all times. Provide solid leadership of the maintenance team and assist in the development and success of the maintenance team members. Review, implement, and monitor a preventative maintenance program which includes both regular maintenance items and assisting in the identification and planning of capital projects as needed. Ensure the timely completion of work orders. Follow up with residents for quality control, and address and productivity concerns. Complete reports as required on daily, weekly, monthly, quarterly and annual basis.

· Purchase materials, supplies and monitor inventory levels. Manage vendor expectations and relations. Consistently follow up on work completed to ensure quality. Insures that purchase orders are prepared and invoices submitted for payment. Special projects as assigned by the Property Manager and additional duties.

· Must have 3+ years successful experience Must possess thorough knowledge and understanding of building systems including: Plumbing, Electrical, and all related systems.

· Excellent leadership, communication, customer service, and interpersonal skills.

· Directly responsible for supervising and performing the following:

Expected to be on-site Monday through Friday between 8am and 4pm. During all other hours be “on-call” and respond to emergencies and other building needs 24 hours per day, 7 days per week. Must be reachable at all times via telephone and readily available to work at all times.

Duties and Responsibilities:

Essential functions are representative of the knowledge, skills and abilities required for the position.

Must possess knowledge in the repairs of plumbing, electrical, carpentry, appliances, boilers, etc.

Ensures that work order requests are responded to and resolved in an efficient and prompt manner.

Maintain logs of all work performed for each building tenant and secure respective tenant's signature for each work order

Communicating with tenants to complete work order

Communicating with vendors and oversight of vendor work

A candidate must be able to write clearly and communicate effectively.

Working knowledge of power tools and all building maintenance functions.

Excellent troubleshooting, common sense and problem-solving skills.

Organize, prioritize and ensure service requests and repairs are made correctly and in timely manner.

Excellent skills in sheet rocking, taping and spackling.

Maintain all building lights, both interior and exterior.

Maintain and clean common areas during building construction.

Reports all issues to management concerning any of the assigned buildings as soon as the issue is identified.

Responding and repairing move out and turnover repairs in the apartments

Responsible for conducting fire safety inspections and reports as required by respective code.

Comply with Fire Department rules and regulations at all times.

Ensure compliance with City, State, and Federal safety laws and regulations.

Must have excellent skills sheet rocking and spackling; painting; basic plumbing and electric

Inspect grounds, buildings, and other community features daily to minimize liability concerns and ensure excellent curb appeal at all times.

Candidate must possess a high standard of work quality.

Ensure adherence to the company’s safety and hazard communications programs, policies and procedures.

Must be committed to maintaining a high level of customer service.

Must maintain a professional appearance and demeanor.

Perform routine preventive maintenance.

Other tasks or duties as assigned by manager.

Snow removal is mandatory when needed

Work as part of a team.

Qualifications:

Must have a valid NYS driver’s license.

Must have truck /van

Familiarity with maintenance tools and equipment.

Have own tools.

Deadline and detail oriented, reliable and highly dependable.

Team work a must/proper attitude.

Must be neat and orderly.
