Established property management company seeking an Area Manager for several New Mexico properties in the Santa Fe/Los Alamos area. The Area Manager position includes but is not limited to:

Reviews and approves weekly report on leasing activity and status of conditions and notices.

Ensures that lease files are processed promptly and are complete and, after proper review, insures that tax credit paperwork and leases are executed properly on approved terms.

Confirms that all rents are collected when due, and posted in a timely manner. All 30/60 day notices delivered at approved amounts.

Ensures that all bank deposits are made immediately and deposits are accurately reported to the Corporate Office on a daily basis.

Supervises managers to make sure they bill damage charges to residents when known.

Assures eviction process is followed as required for delinquent rents.

Reviews move-out paperwork to assure proper documentation and completion.

Approves purchases of supplies and services from approved sources, at fair prices with budget limitations and cash availability.

Works with vendors and contractors to schedule work. Reviews and approves all billings, vendor relations and certificates of insurance.

Responsible for supervision of site manager to assume timely approval (or protest) and submission of all invoices to the Corporate Office for payment as soon as possible to avoid late charges.

Trains, motivates and supervises all on-site staff in order to achieve operational goals of assigned property. This includes new employee coaching, annual performance reviews, review and approval of time sheets, instructing and advising on-site staff on employee procedures and guidelines. The Area Manager may execute disciplinary measures with approval of the Division Manager and Director of Human Resources.

Attends scheduled corporate management meetings and is an active Leasing Committee member.

Reports all liability and property incidents to the Corporate Office immediately. Ensures that all workers' compensation claims are reported and proper paperwork is completed.

Qualifications:

NM Real Estate license required.

HCCP is recommended.
