Maintenance Technician Needed
A Maintenance Technician is essential for ensuring the smooth and efficient operation of our organization’s facilities and equipment. This job title involves performing routine maintenance tasks, troubleshooting and repairing mechanical, landscaping and plumbing systems and equipment while ensuring compliance with safety standards. The ideal candidate will have a strong technical background, excellent problem-solving skills, organizational and time management skills, and the ability to work independently or as part of a team. Responsibilities include performing routine maintenance and repairs on community buildings and grounds, maintaining equipment, plumbing, landscaping, performing preventative maintenance, and responding to maintenance issues promptly.
Job Title: Maintenance Technician
Status: Permanent full-time position
Location: Albuquerque, NM
Rate: Hourly – Depends on Experience
Responsibilities include but are not limited to:
Performing routine maintenance and repairs on community buildings and grounds, including plumbing, janitorial, landscaping, and carpentry work
Performing preventative maintenance and repairs on mechanical equipment, landscaping and plumbing systems
Conducting regular inspections of community owned buildings and common areas to identify and address maintenance issues
Facilities upkeep – Maintaining the building’s interior and exterior, facilities and grounds, and landscaping to ensure that the property is clean and presentable
Responding to maintenance requests from tenants and property management staff in a timely and professional manner
Maintaining accurate records of all maintenance and repair work performed
Ensuring that all work is completed in compliance with safety regulations and building codes
Maintaining the highest level of customer service for prospects, residents, vendors, etc.
Compliance with company standards as defined in the Employee handbook and applicable laws, e.g., Fair Housing, Landlord/Tenant, Local Building Codes, OSHA, EEOC
Record and maintain employee time sheet of all hours worked
It is critical that individuals possess the ability to work their scheduled hours
Availability to be “on-call” when requested and promptly respond to work order requests during assigned periods
Assisting with preparation of vacant units for new tenants, including cleaning, leveling, and minor repairs to mobile home lots
Performing other duties assigned by the property manager or supervisor
Requirements and Skills:
Proven experience as a Maintenance Technician or in a similar industrial maintenance role (3+ years preferred but not required)
Strong knowledge of mechanical, landscaping, and plumbing systems
Proficiency with diagnostics tools, power tools, and maintenance equipment
Excellent problem-solving skills and attention to detail
Strong communication skills and the ability to work effectively with co-workers and management staff
Ability to work independently and as part of a team
Physical Requirements:
May be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/equipment), climbing ladders/stairs, etc.
Requires manual dexterity sufficient to operate small-motorized equipment
Education, Experience, and Licensing Requirements:
High School diploma or GED equivalent
Relevant certifications (e.g., HVAC certification, Electrical certification) are advantageous
Proven experience as a Maintenance Technician or in a similar industrial maintenance role (3+ years preferred but not required)
