LIVE IN SUPERINTENDENT DUTIES

Daily Duties

1. Building Inspections

Walkthroughs of common areas, basement, roof, mechanical rooms ensure that there are no squatters and

Identify and report safety or maintenance issues the Management Office.

2. Trash and Recycling

Ensure proper collection and disposal of garbage.

Maintain cleanliness around trash areas.

Coordinate bulk pickup when needed.

3. Common Area Cleaning

Sweep, mop, and vacuum hallways, lobbies and stairs.

Clean windows, light fixtures, and entrance areas.

Maintain cleanliness of shared facilities.

4. Tenant Interaction

Respond to tenant maintenance requests and coordinate with the Management Office.

Maintain a professional and respectful demeanor with residents.

Document complaints or incidents and send them to the Management Office.

Weekly/Periodic Duties

5. Minor Repairs

Fix leaky faucets, replace light bulbs, unclog drains, etc.

Repair door locks, patch holes, or other small fixes.

6. Grounds Maintenance

Shovel snow and salt walkways in winter.

Sweep sidewalks and maintain the property’s curb appeal.

7. Provide Access

Meet and provide access to inspectors, contractors and utility companies.

Ensure quality work and timely completion.

Monthly/As Needed

8. Building Systems Check

Inspect boilers, HVAC units and pumps.

Report any issues to the Management Office.

9. Inventory Management

Maintain stock of cleaning and repair supplies.

Notify management of needed materials or parts.

10. Pest Control Monitoring

Report signs of infestation to the Management Office.

Grant access to exterminators and follow up on treatments.

Administrative

11. Logbook and Reporting

Maintain a log of work completed and incidents.

Submit maintenance reports to property management.

12. Apartment Turnovers

Declutter and prepare vacant units for new tenants and re-rental repairs.

Assist with minor painting or repairs.

Legal and Safety Compliance

13. Emergency Response

Be available for emergencies such plumbing leaks, lockouts etc.

Know how to shut off water, gas, and electrical systems in emergencies.

14. Compliance Checks

Ensure fire alarms and carbon monoxide detectors in common areas are always operable.

Ensure emergency exits signs are always up and visible.
