We are looking for an efficient on-site (not live-on) property manager to manage a 100+ unit garden apartment complex, you would be responsible for the daily operations of properties, advertising vacant properties, and handling tenant relations. The property manager's responsibilities include managing financial matters, coordinating maintenance work, enforcing leases, and preparing performance reports.
To be successful as a property manager you should be able to ensure efficient daily operations and meet financial objectives. Ultimately, an outstanding property manager should be able to increase property value and satisfy tenant requirements.
Responsibilities:
Manage all aspects of assigned property
Attract and educate new tenants
Prepare and manage budgets.
Inspect and arrange maintenance requests to meet standards
Ensure all work orders and repair requests are processed in a timely fashion
Negotiate leases/contracts with contractors in a timely and reliable manner
Interview tenants and running credit checks.
Negotiate and enforce lease agreements.
Investigate and address tenant complaints and inspect vacated units. There might be times when assistance is needed to get the unit ready for rent.
Oversee properties’ personnel and assess their performance
Accomplish financial goals (bill pay) and report periodically on financial performance
Contracting and supervising repairs and maintenance work, possible assistance needed from time to time.
Collecting rent, dealing with late payments, account receivables, and handling operating expenses.
Maintaining records of income, expenses, signed leases, complaints, maintenance, etc.
Update job and market knowledge
Advertise and market vacant spaces to attract tenants
Enforce property and associations' rules and regulations
Terminating leases and initiating eviction proceedings.
Conduct regular property inspections and ensure the property is well maintained.
General contracting knowledge
Responsible for supply orders and communicating with Contractors when needed
Must live within a reasonable radius for an emergency
Able to assist and prepare for all required local and state inspections. Lease renewals approved by local Borough.
Distributions of all tenant notices
Oversee snow removal
Some Saturdays when needed.
Qualifications:
High school diploma/GED.
Proven work experience as a Property Manager or in other related fields
Familiar with property management software or willing to learn how to use it. (Yardi, Appfolio)
Knowledge of ADP & Quickbooks
Must be willing to accommodate emergency calls after hours - REQUIRED
Fully understanding property management and its financial aspects
In-depth knowledge of all rules and regulations surrounding property management
Familiarity with real estate contracts and leases
Ability to build rapport with tenants
Ability to multitask and prioritize
Excellent written and verbal communication skills
Competency in MS Office and relevant databases and software
Understanding of marketing and accounting principles.
Customer focus and bottom-line orientation
Interpersonal savvy with strong communication and presentation skills
