ATTENTION NORTH JERSEY REAL ESTATE AGENTS!

If your ICA has you taking home less than 90% of your commission then this message is for you

Let’s say you sell a home for $500,000 (or more, this is North Jersey!). What happens next is determined by your agency’s ICA (Independent Contractor Agreement).

The difference with the 90% take-home earnings could be another $3,000 to $5,000 or more in your pocket if you are taking home less now.

FACT: Most agents stay with their brokerage because they fear the unknown. But in reality, agents are responsible for their own marketing, showings, expenses, lead generation and anything else that we need to do to get the job done regardless of what agency they work for!

Brokers and office managers often sit on the sidelines collecting commission fees from your hard work and efforts.

They occasionally get involved if you need their help provided they are even available when you need them as you continue the hustle to make the magic happen with your clients.

Does the following describe you and your efforts?

Get the listing appointment!

Explain everything to stay compliant!

Check in with lenders and other agents during the sales transaction!

Run to the municipal when there’s an issue with the CO or Fire Code Compliance!

Are at the home inspections and then negotiate the transaction to keep it alive when concerns arise?

Get involved when lender commitment issues arise and you try to keep the deal from falling apart?

Deal with property access when the Supra Lockbox fails and the buyer agent is trying to get into a home?

Consult with a seller when multiple offers are received and try to select the right offer given the most favorable terms provided?

Are an agent that insists on being at the home when a licensed buyers’ agent makes the appointment to show the home?

Do you feel you always go above and beyond but have to deal with the occasional incompetencies of other agents and have to get involved to show them the way to get the deal done

Do you prepare and do open houses!

Do you calm the clients when transaction issues arise and explain things in a subtle but understanding manner?

That’s a lot and this is probably 50% of what you already do. There’s still mailings, cold calling, information seminars, social media posts, picture taking for listings, maybe even an occasional Zoom walk through with a client who lives in another state.

FACT: This business is all about YOUR services and what YOU provide to your clients as high end value.

So why give half of your commission to your existing agency I for one have been there, in my 20 years of real estate sales and property management, and have worked for some of the big name franchise agencies. Except for some sales training at the start of my career, none have ever provided me a useful lead and have never volunteered more that needed to help me become a successful agent. NOT ONE broker, ever

Sure these offices have the nicest managers and brokers. But that’s their job to be nice to you so you can feel all comfy with a sense of protection so you feel at home and never want to leave while they take half of your earnings! And if you are more than welcoming of this, than I wish you and your agency all the success. But this is your business, not theirs. And while some agents are happy with office gossip and chit-chat, remember YOU REAP WHAT YOU SOW!

FACT: Future consequences are inevitably shaped by present actions.

Believe or not, there are agencies that have adapted and adopted new ways of helping their agents gain financial and professional success without taking most of their hard earned commission.

Let’s say if you sold 5 homes recently, you may have just given up another $15,000 to $25,000 or more in commission fees to your brokerage. What could you have done with that extra earnings Pay off more bills, put the earnings in a high yield investment, go on a well deserved vacation with your family or save it for a rainy day.

And this commission arrangement works great for those who may have the flexibility to service their clients during the day and to add more to their earning potential while maintaining other work commitments that may carry health benefits. If your mindset is to apply your skills in this field as an additional income generating tunnel, as an entrepreneur no one has to dictate how much time you are mandated as long as your successful in procuring a home sale and collecting on the commission.

I am sometimes asked if I am a part time or full time agent. My answer I provide is always the same, all my clients receive the appropriate time they need from me to get to a successful closing. Then I ask them do you ever devote 40 hours to one person every week? Your success is for you to determine for yourself, and no one should ever question the manner you choose to conduct your business unless you volunteer this information of course or you are asking for help.

The sky’s the limit but you have to take the leap of faith and stay in control of your financial path and freedom. It takes a small investment on your part to get ahead but that investment is so minimal you’ll even hardly notice it. All great successes and unfortunately some business failures are a by-product of the investment you contribute in time and funding.

There are more details to be explained (but not much more) without telling the whole story, or you may think this is just another ad that sounds to good to be true.

But it isn’t and if you can spare at least 30 minutes or less of your time, the outcome can be life changing and I can share some of my own experiences from the past 20 years. No question asked is too dumb. It’s my turn to help those who want to get ahead.

Stop dwelling in the darkness of not being able to earn more in commissions while you work in an endless effort to earn more.
