Position Summary:
This position is responsible for implementing high standards for the maintenance and upkeep of PERC Shelter facilities. This position requires a disciplined and motivated individual capable of handling multiple projects with minimal or no supervision. Must have good organizational skills and be able to execute basic maintenance tasks in a timely manner.
Principle Responsibilities
Set and maintain high quality standards with respect to property management indicators (i.e., unit turn around, completion of work order requests, etc.)
Perform daily maintenance, housekeeping, and minor repairs of PERC facilities.
Accurate documentation and record keeping of all maintenance and repairs.
Formalize the preventive maintenance program and conduct monthly inspections.
Coordinate with professional vendors to repair/replace major system work as needed or major building repairs.
Minor repair work may include painting, minor plumbing (leak repairs), lock changing, wall & floor tile replacement, sheet rocking (if necessary) trash removal, touching up, snow removal and some landscaping.
Utilize knowledge of fundamentals in electrical, carpentry, and plumbing, heating to negotiate and contract with professional vendors to complete major system work as needed.
Conduct self in a respectful and courteous manner, and maintain strict confidentiality of program residents.
Required Education, Knowledge and Skills:
At least 3 year experience in building maintenance or relative occupation
Knowledge of basic building systems such as boiler maintenance, roof systems, etc. Major repairs have to be coordinated with outside professionals; however, this position requires basic knowledge of systems and relative cost to allow for adequate negotiation.
Ability to devise, schedule and perform preventive maintenance plan
High School Diploma or equivalent.
Excellent oral and written skills, organizational skills, and the ability to interact effectively with co-workers, consumers, and outside contacts are essential.
Ability to organize, work independently, delegate, and negotiate and problem solve.
Knowledge of maintenance and supply costs is essential.
Valid New Jersey Driver’s License and able to drive cargo van.
