BUILDING SUPERINTENDENT
We are currently seeking an experienced part-time Superintendent to live on-site with a strong background in apartment complex maintenance. The Superintendent will be responsible for repairs in the common areas & apartments in the scope of plumbing, electrical, carpentry, and appliances. The Superintendent will handle all aspects of the property's maintenance including cleaning, grounds maintenance, curb appeal, and preventive maintenance. Customer service is a priority as well as attention to detail.
Primary Job Responsibilities and skills required:
Efficiently completes all daily work orders within a reasonable time usually not more than 48 hours, unless it's an emergency.
Respond to all tenant maintenance requests and troubleshoot and repair maintenance issues involving but not limited to electrical, plumbing, appliances and carpentry.
Work with management's office team to ensure all make-ready repairs and services are completed and on schedule.
Show apartments to prospective renters.
Maintain accurate records for preventative maintenance-building mechanical, service requests and apartment make- ready status.
Respond to emergencies.
Monitor boilers, water heaters, pumps, etc. to efficiently run the systems.
Cleaning and maintaining common areas and taking out and maintaining garbage and recycling areas & laundry rooms.
Proper clearing of snow during a snow event and maintaining vegetation on the property grounds.
Must have own hand tools and a valid NJ Diver's license.
Maintain an excellent relationship with residents and carry themselves in a professional and courteous manner.
Compensation includes 2 bedroom apartment, utilities, parking and phone stipend.
