Overview
The Lead Porter plays a key role in ensuring the cleanliness, safety, and overall upkeep of the condominium building and its premises. This position not only involves hands-on cleaning and maintenance duties, but also requires supervising and guiding a team of 4–5 porters to consistently deliver a clean, well-maintained, and welcoming environment for residents and visitors.
Key Responsibilities
- Building Cleanliness & Maintenance
- Oversee the daily cleaning of common areas, including lobbies, hallways, elevators, restrooms, and amenity spaces.
- Maintain exterior premises including sidewalks, entryways, and parking areas.
- Perform minor maintenance tasks and report building issues to management as needed.
- Waste & Recycling Management
- Supervise proper collection, sorting, and disposal of garbage and recyclables.
- Ensure compliance with city recycling regulations and building policies.
- Staff Supervision & Team Leadership
- Manage and train a team of 4–5 other porters and cleaners.
- Assign daily responsibilities, monitor work performance, and maintain high standards of cleanliness.
- Foster clear communication and teamwork among staff.
Accountability & Reporting
- Be directly accountable to the Property Manager for building cleanliness and staff performance.
- Maintain required documentation, including shift logs, supply usage, and incident reports.
- Follow and enforce established Standard Operating Procedures (SOPs).
Requirements
- Previous experience in custodial/porter services. Lead role preferred.
- Bi-lingual in Spanish is preferred
- Strong organizational and leadership skills.
- Ability to follow SOPs and enforce compliance among staff.
- Effective communication.
- Must be reliable, detail-oriented, and responsible.
Legally authorized to work in the U.S. (valid Social Security number and/or work permit required).
Physical Requirements
- Ability to lift up to 25 lbs, bend, stand, and walk for extended periods.
- Comfortable working both indoors and outdoors in varying weather conditions.
