Maintenance Supervisor

Full-time Hourly position with Health, Dental, Vision and Retirement Plan.

Maintenance Supervisor position reports to and receives all direction from the Building Manager.

Job Summary

Perform, manage and coordinate maintenance and janitorial responsibilities for high rise residential building in accordance with the approved policies, and procedures

Job Scope and Job Description

Plan, perform, evaluate and control the maintenance and repair of all Residential building common areas, swimming pool, spa, bathroom, locker rooms, building systems, emergency life safety systems and parking garage.

Provide daily janitorial and cleaning services for Residential Building common areas, bathroom and changing rooms, swimming pool and spa.

Recommend long-term maintenance improvements that will maximize property values and foster pride and participation in the complex

Perform Certified Pool Operator (CPO) responsibilities for Swimming Pool and Spa, based on seasonal demands.

Plan, evaluate and control the maintenance and repair of all Residential building common areas, swimming pool, spa, bathroom, locker rooms, building systems, emergency life safety systems and parking garage.

Work closely with the Building Manager to fulfill long-term goals and obligations including budgeting.

Inspect and coordinate work performed by contractors on common area and building systems.

Provide monthly reports to Building Manager

Perform daily garbage removal operations, and supervisor weekly pickups.

Develop, and perform work orders and work order system

Coordinate the duties and responsibilities of the part-time, maintenance employee in accordance with the personnel policies

Provide for the training of part-time maintenance employee for the duties which they are assigned.

Coordinate the duties and responsibilities of the contracted part-time janitorial staff in accordance with the job scope.

Perform and manage seasonal snow removal operations including snow shoveling, and ice melt on sidewalks and parking areas as required.

Maintenance of company equipment including minor repairs, preventative maintenance, and coordination major repairs with outside contractors.

Maintain neat and orderly appearance of the facilities, parking garage and building exterior

Maintain an inventory of tools and repair and maintain supplies.

Approve maintenance staff timesheets.

Provide work schedules for Building Managers’ approval.

Requirements

Have and maintain a clean, current state issued driver’s license (Class B preferred)

CPO certification for pool & spa

Adhere to Residential building safety guidelines.

Adhere to Residential building uniform policy along with work and break schedules.

Ability to walk, stand, navigate stairs, and climb a ladder (32 ft. maximum)

Ability to bend at waist and knees as well as lift and move items (50 pound maximum)

Ability to work in a year-round indoor/outdoor environment.

Ability to work with people effectively as well as understand and execute instructions

Communicates well in an English-speaking environment.

Normal hours are Monday through Friday, must be available to work weekdays, weekends and holidays, and nights, as necessary.

Must be friendly, reliable and work well in a group / team environment.

EXPERIENCE & SKILLS

Previous Maintenance Supervisor experience preferred.
