On-Site Property Manager opportunity will be responsible for managing 150 Pride of Ownership units located in Reno, Navada.
Job Description:
Hiring a full-time, live-in/onsite Community Manager. The Property Manager will manage approximately 150 apartment units along with an assistant manager properties are located within a short proximity to each other. The work schedule will be 5 days a week, approximately 8 hours per day (approximately 40 hours per week) depending on the workload. The Community Manager must always carry a cell phone and be able to respond to leasing and emergency calls. This opportunity will require that you live on site in a highly desirable community (two-bedroom, two-bath town house). Minimum of 5 years’ experience must be computer proficient and English and Spanish required.
Essential job functions include, but are not limited to:
Understand and assist in preparing annual budgets.
Leasing –respond to rental leads promptly, answer prospective resident calls, conduct property tours, screen applicants, complete all necessary paperwork and complete the move in process.
Work on capital improvement projects improving our communities.
Accurately prepare and complete leasing and administrative paperwork.
All information should be entered in Yardi, AppFolio or other software applications management system required by property management company on a real-time basis
Maintain thorough knowledge of the property and conduct quarterly market surveys of competition.
Place ads on Craigslist and other property advertising mediums to market our properties.
Maintain prospect traffic and leasing data and other computer data.
Maintain superb relationships with all residents and vendors.
Develop goodwill by having quarterly functions for our tenants.
Issue a quarterly newsletter incorporating upcoming events and amenities for our residents
Enforces rules and regulations fairly and equitably with all residents.
Return missed calls and e-mails within 24 hours.
Write approved letters and memos as needed
Process rental payments and monitor accounts
Prepare Move-out accounting
Order supplies and process invoices
Schedule and manage turnovers at a high standard and work orders.
Complete work order documentation (close all work orders).
Always follow fair housing guidelines.
Walk/maintain property grounds regularly by picking up trash.
Light physical work may be required per position duties.
Must have strong verbal and written skills.
Must have a valid Reno, Navada driver’s license.
Ability to maintain a professional image and have great people skills.
Ideal candidate to be a self-starter, motivated, energetic, and open to change and challenges.
Compensation:
2 bedroom, 2-bathroom town home in a beautiful community (Compensation of Free unit).
Annual salary of $40,000.
