Unit Count: 554Pay: $23 - $25 / HourDUTIES AND RESPONSIBILITIES1.Client Relations Carry out the philosophies and wishes of the Owner in the daily overall operations of the apartment community to ensure FPI is meeting the Client objective and expectations.2.CommunicationMaintain positive, professional and effective communication with applicants, residents, vendors, clients and guests while representing FPIKeeps immediate supervisor informed concerning work progress, including present and potential work problems and suggestions for new or improved ways of addressing such problems3.Employee ManagementResponsible for training and onboarding of new leasing team membersProvide support, training, and guidance as needed to all leasing team members.Conduct weekly leasing meetings to ensure property objectives are being met.Set weekly leasing goals and assign tasks according to the marketing plan.4.Leasing/OccupancyMaintain occupancy levels as established by owner/budget expectationsExhibit professional leasing techniquesAssist with the completion of the monthly Market Surveys and analysisImplement advertising and marketing strategies for the apartment community as needed.Exhibit closing ratios in regards phone and walk-in traffic per FPI policyEnsure that all online marketing sources are updated (e.g., Craigslist) dailyPromote positive resident/management relations, to retain desirable residents. Place customer need requests and follow up as number one priorityAssist with the implementation of resident retention programsEnsure the safety, comfort and privacy of all property residentsEnsure move-in orientation is completed consistently with new residents5.Revenue ManagementAssists the Community Director with maximizing revenue potential of the property through the management of lease expirations and timely turnoverMay assist the Community Director with the management of monthly rent collections and delinquency.May assist in processing vendor invoices.6.Reporting and Document ManagementMaintain appropriate resident files including forms, leases, documents in accordance with FPI Standard Operating Procedures (SOP)Responsible for the daily integrity and confidentiality of resident filesEnsure that documents and reporting systems are maintained, updated, and organizedMay assist in periodic reporting requirements as requested/required e.g., Weekly Reports, Collection/Eviction Files etc.7.Risk Management ItemsEnsure compliance of Risk Management items through the following of the FPI Standard Operating ProceduresReports timely any/all injuries, illnesses, property damage through the proper reporting channels and formsReact calmly and professionally in emergency, emotional and/or stressful situations8.Facility MaintenanceAssist residents with reporting of maintenance needsDocument facility and maintenance needs and ensure timely completionOngoing monitoring of the physical asset and identifying concerns with immediate supervisorFollow up on maintenance requests to promote resident communication and satisfaction9.Other    Consistently and fairly enforce community rules and regulations Standard Operating Procedures
