Job Summary
JRK is seeking a motivated Make-Ready Technician to join our team to create and maintain a safe, clean, and attractive environment for our residents. The Make-Ready Technician is responsible for performing ongoing facility maintenance and completing repairs on equipment to keep the property operating and repairing any problems when they are discovered before they have a chance to worsen. The duties include fixing machinery, plumbing, heating, and wiring, inspecting buildings to confirm safety standards, and scheduling major repairs with the building’s residents.
Duties/Responsibilities
Check and replace lights if necessary
Replace or repair windows, latches, screens, electrical plates, hinges sliding glass doors, shelves, baseboards, mirrors, and closets
Check apartment appliances functionality and repair as needed
Check and repair general plumbing system (e.g., disposal, toilet, sink, shower, etc.)
Paint units
Repair walls, ceilings, and tiles
Change the unit’s HVAC filters
Clean, or when needed replace the carpet
Remove trash from the unit
Maintain maintaining supplies and equipment; updating inventory regularly to ensure adequate materials are available
Assist with maintaining the general upkeep of the property by removing litter, trash, and garbage as needed
Participate in on-call scheduling needs and responding to maintenance emergencies timely
Performs other related duties as assigned

Familiarity with a variety of tools and materials needed to maintain residential buildings
Excellent verbal and written communication skills with the ability to write and speak clearly
Treats everyone with respect and dignity, accepts responsibility and takes ownership of tasks, follows through on commitments, takes initiative and maintains confidentiality
Excellent organizational skills and attention to detail, strong time management skills with a proven ability to meet goals and deadlines
Ability to function well in a fast-paced, high-volume environment
Basic proficiency with Microsoft Office Suite or related software
Education and Experience
High school diploma or GED is required and a minimum of 1 year of relevant work experience, preferably in property management or hospitality
Prior experience in general building maintenance or painting in a commercial residential environment preferred, including general handyman work, light carpentry, electrical, or plumbing
Must be at least 18 years of age
Valid drivers’ license to operate company-owned vehicles or to utilize own vehicle for work
Physical Requirements
Pay: From $20.00 per hour
Expected work hours:
Must work on the busiest days of the week, including Fridays and Saturdays weekly (and at least one Sunday a month) and on Holidays, during peak business hours, including at least one closing shift weekly
During high-traffic holiday periods, the position is scheduled according to Company standards; the supervisor must approve schedules
Travel: Occasionally may need to drive a company-owned or personal vehicle for business
Work environment and physical demands:
Able to frequently lift or move items weighing up to 25 pounds; occasionally needs to lift or move items weighing up to 50 pounds
Able to use hands to use and manipulate tools and objects or control equipment; adequate vision to do the same safely; stamina and dexterity
Able to move about the property to perform assigned tasks and responsibilities, including standing for extended periods, walking, climbing stairs and ladders, stooping, kneeling, crouching, or crawling to perform functions in various weather conditions and variable climates
