Facilities Manager / Maintenance Technician

We are looking for a hands-on, experienced, and dependable Facilities Manager / Maintenance Technician to lead all maintenance operations for a 228-unit multifamily residential property in Bozeman, MT. This hybrid role combines strategic oversight of building systems with direct technical work, ensuring the property is safe, attractive, and fully operational at all times.
Key Responsibilities:
Property Maintenance & Repairs
Perform routine and emergency maintenance tasks including plumbing, electrical, HVAC, carpentry, painting, and appliance repair.
Complete daily work orders involving plumbing, electrical, drywall, painting, and general repairs.
Perform routine maintenance in apartments, common areas, and building systems.
Prepare vacant units for new residents (turns), including cleaning, patching, painting, and basic repairs.
Maintain the curb appeal of the property, including common areas, parking lots, and landscaping as needed.
Participate in on-call rotation (after-hours emergency maintenance).
Preventive Maintenance
Develop and implement preventative maintenance schedules for mechanical systems and equipment.
Conduct regular inspections of units, systems, and grounds to identify and address potential issues.
Team Leadership & Vendor Coordination
Coordinate and oversee work by external contractors (plumbers, electricians, roofers, etc.).
Ensure compliance with safety standards and usage of tools.
Inventory & Documentation
Manage maintenance supply inventory and order parts/materials as needed.
Maintain maintenance logs, equipment manuals, and inspection reports.
Utilize property management or maintenance software for work order tracking (e.g., AppFolio, Yardi, RealPage).
On-Call Responsibility
Participate in on-call rotation for after-hours emergencies (compensated accordingly).
Qualifications:
3+ years of experience in apartment or facilities maintenance (multi-unit experience preferred).
Strong working knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair.
HVAC certification, boiler license, or trade license a plus.
Strong problem-solving and communication skills.
Valid driver's license and reliable transportation.
Physical Requirements:
Ability to lift 50 lbs., climb ladders, work in tight spaces, and perform physically demanding tasks.
Work both indoors and outdoors in varying weather conditions.
Compensation: $55,000 year
