Maintenance Technician ($17 - $19 per hour)
We are seeking a Full -Time knowledgeable Maintenance Technician.
Position Summary:
Under the direction of the Property Manager—and, when applicable, the Senior Maintenance Technician—the Maintenance Technician is responsible for performing a wide range of moderate to advanced repairs and preventative maintenance tasks to uphold the appearance, functionality, and overall condition of the community. Applicants offered positions will be required to complete a pre-employment screening process which includes criminal history.
Key Responsibilities:
Maintain the cleanliness and appearance of common areas, including parking lots, trash enclosures, community playground, and the Operations Office (including pressure washing as needed).
Operate and maintain all property equipment which includes lawn mowers, drills, saws, leaf blowers, hand tools, etc.
Perform interior painting of residential units as needed. Perform exterior repairs or painting as needed.
Conduct seasonal maintenance which may require the individual to enter underneath homes to perform maintenance:
- Spring/Summer: Landscaping tasks such as mowing, edging, fertilizing, weeding, trimming bushes, maintaining shrub beds, planting.
- Winter: Snow and ice removal to ensure safety and accessibility. Making sure that vacant homes have been properly winterized to avoid frozen pipes.
Respond promptly and professionally to maintenance requests, meeting a 24- 48 hour response goal.
Coordinate and participate in unit turnovers and prepare vacant homes to meet company standards.
Support the annual preventative maintenance program by inspecting homes and their surrounding areas and troubleshoot problems.
Attend and actively participate in company-sponsored training sessions and technical workshops.
Participate in an after-hours emergency calls as needed.
Qualifications:
Minimum of 1 year of hands-on maintenance experience; prior experience in property management maintenance is preferred whether it be in the apartment industry or the mobile home industry.
Capable of lifting up to 75 pounds. Must also be able to bend, stretch, stand, crawl, (very physical position).
Ability to read, understand, and follow written instructions.
Strong organizational skills with the ability to complete written reports accurately and efficiently.
Excellent communication and customer service skills; able to interact professionally with residents and staff.
