Scope and Purpose
To perform all janitorial duties in a professional manner and on a timely basis. While the following information should be considered a comprehensive description of this position, it should also be noted that responsibilities and duties might not be specifically addressed. Duties and Responsibilities
-Clean and polish all common areas as scheduled by your supervisor, including office, mailbox areas, stairwells, and elevators on a daily basis. To periodically wash windows in these common areas per the property schedules.
-Routinely perform the following housekeeping tasks in all areas: sweep, mop, wax and vacuum floors, empty wastebaskets, dust and wipe all surfaces.
-Clean all turnover vacant spaces according to the site preparation checklist.
-Remove garbage from trash receptacles, ashtrays and ash cans daily.
-To repair any minor maintenance items, i.e. light bulbs.
-Report maintenance needs to supervisor.
-Help maintain all grounds adjacent to building(s); snow removal and putting ice melt on sidewalks and all exterior walkways of the building.
-Inspect for proper operation of emergency and common area lighting and notify management when maintenance is required.
-Assist in keeping grounds and building neat and free of litter.
-Wear back support belt during work hours when needed and use safety equipment (goggles, masks and gloves, etc.) as tasks dictate. Must adhere to all safety procedures.
-Be aware of Weigand-Omega Management, Inc. goals relative to resident satisfaction and resident retention and ensure that you do your part towards meeting them.
-Carry out all tasks as directed by his/her supervisor.
-Inform supervisor when cleaning supplies are needed.
Knowledge, Abilities and Other Qualities
Must have a working knowledge of building maintenance. Needs the ability to work independently and a willingness to learn. Must have good communication abilities.
Experience, Training and Education
No formal training required, just a willingness to work and learn.
Equipment/Machinery/Tools
Mop, broom, vacuum cleaner, carpet cleaning equipment, stepladder, highhorse, and any other equipment needed to complete assigned tasks. Must have a telephone where you can be reached.
Physical Requirements
Constant need (66% to 100% of time) to be on feet. Have constant need (66% to 100% of time) to perform the following physical activities.
Example:
1.Bend/Stoop/Squat/Kneel: Perform routine cleaning duties.
2.Climb Stairs: Access on floors other than ground level.
3.Push or Pull: Perform routine cleaning duties.
4.Reach Above Shoulders: Perform routine cleaning duties.
5.Climb Step Ladder: Perform routine cleaning duties.
6.Grasp/Grip/Turning: Perform routine cleaning duties.
7.Finger Dexterity: Scrubbing, cleaning in tight areas.
8.Lifting/Carrying (supplies, vacuum and other equipment)
a.Over 25 lbs.: Rare need (less than 1% of time)
b.Between 10 lbs-25lbs.: Frequent need (33% to 66% of time)
c.Less than 10 lbs.: Constant need (66% to 100% of time)
9.Other: Regular attendance is mandatory. Must follow all work safety programs.
Vision Requirements
Constant need (66% to 100% of time) to notice difference between clean and unclean. Observe areas needing housekeeping attention.
Hearing Requirements
Not essential. Frequent need (33% to 66% of time) to receive instructions from management. Written instructions acceptable.
Speaking Requirements
Not essential. Frequent need (33% to 66% of time) to ask questions and order supplies. Written instructions acceptable.
Driving Requirements
If driving on the property or picking up parts, then a valid drivers license and auto liability insurance is required. Must have reliable transportation.
Working Environment
Usually indoors. (66% to 100% of time). Frequently outdoors, all conditions, (33% to 66% of time). Frequent exposure (33% to 66% of time) to cleaning solvents, oven cleaners, paint fumes, etc. Occasional need (1% to 33% of time) to work in awkward or confining workspaces.
Reasoning Development
Apply common sense understanding to carry out simple one to four step instructions. Deal with standardized situations with occasional or no deviations from standard procedures.
