Property Manager for Commercial & Residential Properties

Full-time/In-office

Monday through Friday, 8am-5pm

(On call for “emergency calls only” from residents, nights/weekends)

Property Management office, which manages the residential and commercial properties, Approximately 42 residential units, with 4 commercial buildings. All properties are locally owned and operated. We are dedicated to providing exceptional service to our tenants and maintaining the highest standards for our properties.

Job Summary:

The Property Manager will be responsible (Responsibilities include, but are not limited to) for overseeing the daily operations of residential apartment units and commercial rental properties. This role involves managing tenant relations, ensuring property maintenance, handling financial operations, and optimizing property performance.

1. Tenant Relations:

- Serve as the primary point of contact for tenants, addressing inquiries and resolving issues promptly.

- Conduct regular property inspections to ensure tenant satisfaction and property standards are met.

- Coordinate lease agreements, terminations, and eviction proceedings-filings in Justice Court.

2. Property Maintenance:

- Oversee maintenance staff and contractors to ensure properties are well-maintained and repairs are completed efficiently.

- Schedule routine maintenance and emergency repairs, ensuring minimal disruption to tenants.

- Implement preventive maintenance programs to enhance property longevity.

3. Financial Management:

- Collect/Deposit rental collections effectively and efficiently.

- Monitor rent collections and enforce payment policies, as stated in each tenants lease paperwork, issuing correct paperwork for delinquent tenants when due.

- Maintain accurate financial records, including income and expense reports.

4. Marketing and Leasing:

- Develop and implement marketing strategies to attract new tenants for residential and commercial properties.

- Conduct property showings and assist prospective tenants in the application process.

5. Compliance and Regulations:

- Ensure compliance with local, state, and federal regulations regarding property management and tenant rights.

- Maintain knowledge of housing laws and regulations, including fair housing and safety codes.

Qualifications:

- Minimum of [2-5] years of experience in property management, preferably in residential and commercial settings.

- Strong interpersonal and communication skills.

- Proficient in property management software and Microsoft Office.

- Ability to work independently and manage multiple tasks effectively.

- The ideal candidate will possess STRONG organizational skills, attention to detail, and a commitment to delivering excellent customer service.

-Must be able to pass a “before hiring” Drug screens testing, which may be randomly performed during employment as well.

Compensation/Benefits:

Monthly compensation: SALARIED position of $2,500.00 per-month, before taxes.

BCBS of MS medical insurance policy, Employee only-paid by employer.

2-weeks paid vacation days, available for use after first full year of employment. Then vacation will be annual hire date to hire date. (Not to be used consecutively and will not rollover if unused)

7-days, (sick OR personal) paid. Available after the first 6 months of employment. Then sick OR personal days will be annual hire date to annual hire date available.
