We are looking for 1 person to fill a newly created position, for the moment we are calling "Property Caretaker" (PC) in the Orange Grove / Biloxi River Estates area of Gulfport, MS. We've 3 Vacation rentals, all located between Hwy 49 and the 605 off O'neil, in Gulfport. Less than 5 miles separates these 3 houses. Living in this area would be a plus.
Currently we are a 3 person organization, 2 mostly work the office, 1 mostly works at the properties We also have 4 trusted contractors between whom most of "big issues" are able to be addressed (Plumbing, Electrical, Skilled Carpentry, AC Repairman) and use a professional contracted cleaning company, whose employees rarely speak English, but for the most part do a good job.
Our 3 person staff is aging, we added a 3rd house last year, which is causing some critical areas to start dropping through the cracks. With the addition of the 3rd house, we are realizing this will also afford us the extra revenue to hire some much needed help. We are looking to fill this new Position with someone who is looking for long term employment and possibly added responsibility. That said, this position is not rocket science. A college degree, heck not even a high school degree is required. At this point, this is a part time position. The skills, work ethic, ability of the person hired will likely determine how part time or if this will grow into a full time position.
In brief, this position will require the person who holds it to make sure that the Vacation Rental is "Guest Ready" by the time of 4 PM check-in on the day of check-in, which very well may be the same day that we had a 10 AM check-out and make sure all the tiny or big tasks required to make that happen are done.

Ability to Follow the property check list & help make it better
Ability to complete check lists, fix any deficiencies found on the spot
Ability to work on your feet during the shift & carry up to 50 lb. short distances
Ability to be Observant can not be understated
Critical, the purpose of this position, is to make sure the Property is Guest ready for check-in. More often than not, this will require the PC to at the property between 1 PM & 4 PM check-in day. Check-in Days can be any day of the week, including Sunday and maybe 5 or 6 times a year on a Saturday. Ideally Saturday will one day most of the year the PC can count on being off.
Ability to learn new skills (such as pool & hot tub maintenance)
Ability to do Light lawn / outdoor maintenance including some pressure spraying & weed eating
Ability to find the answers on your own for simple fixes that can be found on YouTube
learning how to (or already knowing) how to trouble shot common house hold electronics from smart devices to wifi.
While we do have house cleaners - some cleaning will be required
Good people skills, there will be times the PC will need to talk with and meet Guests
Even tempered, none of us are hotheaded, we are looking for someone with a calm, task oriented, personality
Ability to accept constructive criticism and learn from it
This is working in Vacation Rentals, long term rentals, and on their grounds, in Southern Mississippi. This is not a sitting position and will require walking, standing, working outside, and a tolerance of the heat
Work days for the (most part) are between 10 AM - 4 PM; earlier on hot lawn days. Check-in days are almost always work days & many days when a property is not booked, its a work day at that property. We're pretty flexible as long as the required tasks get done. Our continued measure of our success is maintaining our 5 stars guest reviews average. We've 3 Vacation Homes; if all 3 are booked, there is little work the for Property Caretaker, although, depending on the skills the individual brings to this position, the tasks could be expanded.
