Overview
We are seeking a dedicated and skilled Maintenance Supervisor to oversee our maintenance team and ensure the efficient operation of all facilities. The ideal candidate will possess strong leadership abilities, exceptional project management skills, and a solid background in apartment maintenance. This role is crucial in maintaining the integrity of our facilities and ensuring a safe working environment for all employees.
Duties
Team Management:
Assess, direct, and supervise the maintenance team.
Make recommendations regarding maintenance practices, expense control, and staffing.
Conduct regular evaluations and performance reviews of the maintenance team in collaboration with the Property Manager.
Resident Interaction:
Address and resolve resident concerns and maintenance requests.
Ensure service orders are completed within 24 hours and proper follow up on longer-term issues.
Property Maintenance:
Oversee maintenance of mechanical, electrical, plumbing systems, locks, and other property systems.
Ensure turnover apartment homes are in optimal condition prior to new move-ins.
Track turnover scheduling and replacements.
Inventory & Safety:
Manage parts inventory to ensure appropriateness and adequacy.
Report safety hazards and ensure timely corrections.
Stay informed about and adhere to OSHA and MIOSHA regulations.
Capital Improvements:
Assist Property Manager in identifying and recommending capital improvements.
Obtain multiple bids and make recommendations to the Vice President-Director of Operations
Grounds & External Maintenance:
Oversee the grounds team, ensuring tasks such as curb appeal, planting, weeding, and bed care are completed.
Handle snow removal and deicing in compliance with company procedures.
Training & Development:
Ensure team members receive proper training and development.
Participate in available training opportunities both online and in person.
Compliance & Communication:
Assist with City inspections, including pre-walks and code requirements.
Communicate clearly and concisely with the Property Manager on all property aspects.
On-Call Duties:
Be available for on-call hours on a rotating basis.
Perform fieldwork including completing service orders, training, and preventive maintenance.
Job Requirements and Qualifications:
Experience:
o Fair Housing certification.
o Previous supervisory experience required.
Proficiency in carpentry, HVAC, electrical, plumbing, locks, and general maintenance.
Skills:
Strong mechanical skills and problem-solving abilities.
Excellent communication skills (written, verbal, and electronic).
Proficient with electronics (computers/smartphones).
Physical Requirements:
Ability to lift up to 50 lbs.
Capable of climbing ladders and stairs, walking, kneeling, standing, squatting, twisting, and bending for extended periods.
Regulations:
Understanding of OSHA/MIOSHA rules.
Working Conditions:
On-site presence is required, including fieldwork and participation in preventive maintenance.
Rotation for on-call hours is mandatory.
Perform other duties and tasks as assigned by management or as needed to support team objectives and organizational goals.
Additional Information:
The Maintenance Supervisor will work closely with the Property Manager and Vice President-Director of Operations to ensure property upkeep and maintenance standards are met.
Continuous improvement in training and adherence to safety and operational procedures are essential.
Job Type: Full-time
Pay: $58,240.00 - $66,560.00 per year
