Job Title: Property Maintenance Technician

Job Summary:

We are seeking a dedicated and skilled Property Maintenance Technician to join our team, ensuring the upkeep and maintenance of the tenement houses in our portfolio. The ideal candidate will have experience in general maintenance and repair work and a commitment to providing excellent service to residents.

Key Responsibilities

1. General Maintenance:

- Conduct regular inspections of properties to identify maintenance needs, safety hazards, and cosmetic repairs.

- Perform routine maintenance tasks, including plumbing, electrical, carpentry, and HVAC repairs.

- Address tenant requests for repairs and maintenance in a timely manner.

2. Emergency Repairs:

- Respond promptly to emergency maintenance requests, including urgent plumbing, electrical failures, and heating/cooling issues.

- Coordinate and oversee emergency repairs with contractors as necessary.

3. Safety Compliance:

- Ensure all maintenance work conforms to local building codes, safety regulations, and company policies.

- Maintain awareness of safety protocols and conduct regular safety inspections of properties.

4. Cleaning and Upkeep:

- Supervise cleaning staff and ensure common areas are kept clean and presentable.

- Manage waste disposal and recycling programs for tenement houses.

5. Tenant Relations:

- Maintain positive relationships with tenants through effective communication and timely responses to maintenance requests.

- Educate residents on proper use and care of facilities and appliances.

6. Documentation and Reporting

- Keep accurate records of maintenance activities, service requests, and inspections.

- Provide regular reports on maintenance status, issues, and resolutions to management.

7. Inventory Management:

- Monitor inventory of maintenance supplies and equipment, ensuring adequate stock levels for efficient operations.

- Assist in the procurement of necessary materials and tools.

Qualifications:

- Valid Drivers License Required

- Technical skills in maintenance, plumbing, or electrical work is a Must

- Proven experience in property maintenance or a similar role.

- Knowledge of plumbing, electrical, HVAC, and general repair techniques.

- Strong problem-solving skills and attention to detail.

- Excellent communication and interpersonal skills.

- Ability to work independently and as part of a team.

- Valid driver’s license and reliable transportation to travel between properties.

Physical Requirements

- Ability to perform physical tasks, including lifting, climbing ladders, and working in various weather conditions.

- Ability to operate maintenance tools and equipment safely and effectively.

Working Conditions

- The role may require on-call availability for emergencies and after-hours work as needed.

- Work will be performed primarily in tenement buildings, with exposure to various environments and resident interactions.

Compensation

$24-$29 an hour
