One of my client companies is seeking a Maintenance Engineer/Manager to oversee 3-4 Maintenance Techs. Must have heavy equipment maintenance (NOT HVAC which is small equipment) and boiler experience.
Maintenance Engineer/Manager - Reports directly to Controller
Responsibilities include, but are not limited to:
All maintenance and repair activities for buildings and equipment.
Janitorial for buildings and equipment.
Supervision of maintenance, janitorial, and washroom employees.
Wastewater treatment, equipment and personnel.
Safety Director
Order and maintain inventory of parts and supplies.
Oversee the maintenance of vehicles.
All Maint. And Repair Activities for Building and Equipment
Increase utilization of Maint software.
Track PM's and work orders.
Generate reports to Mgmt showing results of these activities.
Update info on equipment and buildings on a regular basis.
Strive to have each task on a WO and have PM for all activities.
Close out PM's and WO's in a timely fashion.
Evaluate Maintenance Personnel on a regular basis to keep them on track.
Set Goals for these areas and communicate them to management and employees.
Strive to Repair machinery BEFORE it breaks down.
Monitor machines for maximum efficiency.
Consult and assist with PIMS system.
Janitorial for All Buildings and Equipment
Keep plant, equipment, and offices clean.
Communicate with janitorial personnel DAILY.
Set daily, weekly, and monthly objectives for janitorial personnel.
Evaluate cleanliness on a regular basis. Communicate findings to management and janitorial personnel.
All restrooms to remain spotlessly clean.
Oversee truck washing. All trucks to be washed AT LEAST once per week.
Supervision of Maintenance and Janitorial Personnel
Complete performance evaluations on all personnel at least once per year.
Communicate daily with all personnel regarding schedules and duties
Constantly insure that all personnel know what they should be doing and evaluate results of those activities regularly.
Wastewater Treatment
Supervise all testing to insure compliance and accuracy.
Keep abreast of new developments and technologies.
Work closely with chemical provider.
Regularly give reports to management regarding treatment quality and efficiency.
Safety Director
Work to insure compliance with OSHA, ADA, EPA and other Gov't Agencies rules and regulations.
Keep all paperwork up to date (ie. MSDS sheets).
Oversee all safety training.
Make recommendations regarding safety training and practices.
Investigate safety violations, accidents, and concerns.
Prevention of accidents is a top priority.
Order and Maintain Inventory of Parts and Supplies
Maintain inventory on computer via various spreadsheets.
Regular reports to management regarding status of inventories.
Regularly evaluate parts/supplies on hand as to whether more or less is needed.
Make recommendation to management regarding purchase of high cost parts, etc.
Whenever possible make sure we have backups for each critical piece of equipment. (Critical = can't operate without it)
P & L Responsibilities
Develop budget for and manage to meet that budget for the following accounts/categories:
o Washing Supplies
o Water, Sewer, Softener
o Sewage Chemicals
o Power Plant Expense category
o Property Repairs & Maintenance
o Repairs & Maintenance Building
o Machinery Expense category
o Labor-Janitorial
o Supplies & Expenses -Indirect
o Safety Expense
Participate in financial review meetings.
Fleet Maintenance
Oversee vehicle maintenance.
Assist in purchasing new vehicles.
Evaluate individual vehicles.
Track expenses by vehicle.
All other Activities as Directed by Upper Management
