A property management company seeks a Full-time Property Manager for a multi-family residential property located in Waukegan, IL (Heritage Apartments)

It is a full-time job

Leasing office located on premises (336 N. Green bay Rd, Waukegan, IL)

Responsibilities:

You would be managing the building needs and tenants of 200+ units, leasing, and lease extensions and to adjust market prices

Assist in managing tenant relations:

Rent apartments at the assigned property to prospective tenants

Show apartments and the overall building to prospective tenants

Ensure efficient and courteous response to all tenant requests.

Respond promptly to tenant complaints and incident reports.

Provide competent conflict resolution.

Assist in ensuring consistent application of property rules and regulations, lease and lease addendums, and document and report all violations.

o Handle all management tasks including communication with city officials, tenants, tenant guarantors, and neighbors

Assist in ensuring security of the building:

o Respond promptly to building emergencies and resident crises.

o Manage resident evictions and stipulations in compliance with court order as directed

o Resident move-in/move-out and unit inspections.

Collect rent and account for monies collected:

Prepare bank deposits.

Ensure timely collection of subsidy and tenant receivables.

Enter payments into One-site monitor tenant receivables.

Ensure that all rents are collected when due, and posted in a timely manner.

Manage the day-to-day administration of the property office:

Ensure the office is clean, professional and in a well-organized manner.

Answer telephones.

Sort, distribute, open and answer mail daily.

Maintain files, records, rental agreements and other documents.

Schedule maintenance repairs, generate and file completed work orders and follow-ups, as appropriate.

Maintain a businesslike and professional appearance.

Other duties as assigned.

Job Expectations:

A. Basic Accounting- Such as Accounts Receivable, rent collections, and creation of late payment notices

Necessary Skills:

Must be computer proficient in all basic computer programs (Microsoft Excel and Word), and able to learn customized programs with ease such as one-site

Must be able to take organized notes

Be a clear and concise writer

Strong written and verbal communication skills

Self-motivated individual

Pays close attention to detail

Excellent communication skills: writing, speaking and listening

Able to communication effectively over the phone

Proficiency in Microsoft Office Applications and database software applications as well as the ability to learn new computer systems

Able to pick up learn new concepts and tasks efficiently

Able to take guidance from others

Basic computer knowledge: Microsoft office programs such as word, excel, and outlook

Experience:

Previous Property management experience

One-site software knowledge is beneficial

Education:

High school diploma (required)

Associate degree or Bachelor degree is a plus

Job Type: Full-time

Salary: $20.00 per hour to start
