City developer seeks a experienced senior project manager to help complete mixed use, multi family project on the City's northside. You will help us finish construction of this project through City inspections and occupancy. To be honest, we expect this job to last 3-4 months.
We require direct experience in the market and product type from bidding to C-of-O including budgeting, scheduling and project execution on time and on budget.
We are willing to pay an appropriate wage for the right set of skills, experience and motivation.
The Project Manager will play the lead role in planning, executing, monitoring, controlling, and closing out projects.
Key Responsibilities:
Source and hire on-site labor and support staff
Source, bid, compare and award trades and subcontractors, including reviewing and processing submittals, generating RFIs, issuing meeting minutes and invoicing.
Estimate, value, engineer and develop project budgets with the support and direction from a principals.
Compile and authorize draw requests and GC statements.
Monitor and control construction activity through administrative coordination with on-site superintendent to ensure project completion on schedule and within budget.
Work with principals and project staff to outline to outline and execute the work plan, assign duties, responsibilities and scope of authority and review project status reports, modifying schedules and budgets as required to meet prescribed plans.
Maintain relationships with Subcontractors, Architects, and Engineers to ensure construction activity supports the project schedule and Owner requirements.
Prepare subcontracts, schedules, and other required project documents as well as obtain proper certificates of insurance and executed documents whether they be Owner, Architect, Engineer, or Subcontractor/Suppliers.
Qualifications & Experience:
5+ years as a construction project coordinator, project engineer, or project manager
Experience in working in multifamily mixed use projects
Experience in working on projects in the City of Chicago
Must be extremely organized, self-reliant, proactive, and detail-oriented
Proficient in reading and understanding blueprints and drawings
Ability to stay organized during various phases of multiple ongoing projects
Familiarity with building codes, regulations, best practices and performance standards
Able to multitask with a strong understanding of core manager duties
Proactive approach to solving problems
Ability to work independently and as part of a team
Scheduling and Working Conditions:
Standard schedule is Monday- Friday: 40-50 hours/week
Must be able to commute as required from office to job-site locations (car a necessity)

Pay: $10,500 per month depending on contacts and experience level.
