JOB TITLE: PROJECT MANAGER IN RESIDENTIAL CONSTRUCTION

JOB DUTIES & DESCRIPTION:

Review preliminary/permit plans to ensure accuracy and reduce foremen frustration.

Conduct orientation meetings with clients early to confirm window sizes and minimize delays for long order changes.

Compile complete set of HKCC SOP plan dimension requirements and details for pertinent int/ext elevations/cuts for drafting department.

Conduct thorough estimates to provide accurate material costs & labor projections.

Compile formulas based on cost of past projects to provide accurate estimate projections for all subcontractors as well as material and labor.

Make contact daily with clients to keep them apprised of issues & scheduling on their projects, as well as responding quickly to questions and concerns.

Conduct independent quality control/progress checks for HK workers’ and subcontractors’ performance.

Integration of total quality management environment and customer-driven project management, based on principles from PMI. Project Management Institute.

Oversee customer service SOP’s to ensure that Production Support Group becomes saturated with client’s expectations and ensures that those expectations are exceeded.

Obtain joyful referrals from every HKC client.

Examine and question all ‘status quo’ procedures to see where improvements can be made.

Responsible for keeping a log/diary on important conversations and events.

Post daily logs on Buildertrend for daily updates on each project.

Have a pre-con meeting with the costumer/client and Selections staffer.

Be available for costumer’s questions on scheduling & job’s technical concerns.

Maintain a high degree of integrity and honesty in all business dealings.

Communicate well; know how to listen “Seek first” to understand, then to be understood.

Get along well with others; be empathetic and lead by example.

Be emotionally stable and able to work through difficult situations in a calm and professional manner.

Know applicable building codes, zoning ordinances, OSHA requirements and other legal restrictions.

Delegate responsibilities to subordinates while remaining responsible for their performance.

Make quick, accurate decisions when necessary and take responsibility for decisions.

Review business forms, checklists, and reports that aid in controlling aspects of the construction process under his or her responsibility.

Be familiar with and use established supervisory and motivational techniques to elicit peak performance from all employees, suppliers, and trade contractors.

Maintain a list of available local trade contractors that strikes the company’s desired balance of pricing and quality.

Work closely with salesperson to review initial job file.

Make the transition from sales to production a pleasant experience for the homeowner(s).

Consult with engineers, architects, and designers on design problems.

Maintain effective, cooperative, working relationships with architects, trade contractors, employees, material suppliers, homeowners, public officials, and the general public.

Monitor quality control standards and supervise their implementation.

Work directly with office personnel (estimating, drafting, accounting, and so forth) and with others as needed to develop or modify company systems to ensure a smooth production operation.

Establish and enforce safety measures; make sure trade contractors perform their work safely and in accordance with OSHA guidelines and that trade contractors have an effective safety program.

Be personally present on the job when excavation begins to ensure proper grades and depths.

Conduct detailed inspection of each phase of construction before any work is authorized for payment; use quality control, and standard operating procedures.

Review purchase orders and monitor authorization of payments to trade contractors and material suppliers by the accounting department; make sure trade contractors work is 100 percent complete before authorizing payment.

Write variance purchase orders (VPO’s) for all items that were not included in the original purchase order and accurately justify the reason for each variance.

Handle negative situations and homeowner concerns in a diplomatic and professional manner while trying to maintain excellent relations with homeowner(s); know when to say “no” and how to do so in a way that does not offend the homeowner.

Walk each completed home before the homeowner walk-through to make sure that the home is complete and clean and meets standards of quality.

Participate in homeowner walk-through as necessary; ensure a smooth “hand-off” of the house and ensure that the owner is happy with the transition.

Assist the customer service or warranty personnel and trade contractors on warranty service and homeowner complaints.

Approve & sign timesheets prior to submitting to Administration.

Develop standards, processes, and practices for residential building operations.

Direct initial client contact and lead client presentations.

Institute processes and procedures for review and response to information and change requests, and leading pre-construction meetings, site inspections, punch-list meetings, and final project closeouts for superintendents.

Outline scope and specification development, permitting, vendor coordination, quality control systems, and timetables for clients; prepare client progress reports.

Provide input on designs, costs, and construction feasibility.

Institute and enforce standardized policies and procedures coupled with field oversight for crews.

Oversee development, zoning, and permitting.

Negotiate, prepare, and execute sub-contracts.

Verify estimates and critical path schedules reflected actual project requirements.

Build large teams of skilled and reliable sub-contractors and tradesmen executing cost-conscious design plans.

Navigate challenges without adding to critical deadlines; develop effective contingency and recovery plans, as well as alternative resolutions, in response to unforeseen circumstances.

Resolve delays to satisfaction of all parties involved, and without sacrificing profit margins.

Organize seamless transition between preconstruction and construction crews; coordinate follow-up.

Design and implement effective cost containment strategies based on identified areas of likely cost overruns.

Monitor budgets; institute immediate corrective action as necessary.

Prepare estimates based on specified products, diagrams, sketches, and detailed documentation.

Resolve issues potentially impeding progress of project opportunities and ongoing projects.
