Job Description

The Maintenance and Construction Manager ensures PAL owned properties and assets are well-maintained within established operating policies, as well as ensuring compliance with all regulatory requirements related to safety and construction. This position will be based in Kekaha and will be primarily for all aspects related to site appearance, maintenance, and special projects. The position will also take the lead on special projects and project management for projects in service company-wide which includes the Kapaa and Kekaha sites plus any future acquisitions. The position will work closely with our Construction Consultant on special projects for the rehabilitation of in-service projects.

Key Responsibilities:

Provide project management for special projects including scopes of work for projects in service company-wide which includes the Kapaa and Kekaha sites plus any future acquisitions.

Establish and track timelines for special projects including major rehabilitation of in-service projects.

Work closely with the Maintenance Specialist for projects in Kapaa providing input and direction as needed or requested.

Provide information and final reports for grant applications.

Comply with company procurement policies including drafting scopes of work and request for proposals/qualifications.

Maintain an acceptable appearance of the Kekaha site including ensuring the site is free of debris, landscaping, and general grounds maintenance.

Execute all assigned Work Orders in a timely matter

Completion of capital projects as assigned

Purchase and delivery of materials related to assigned projects

Coordination with 3rd Party Vendors related to assigned projects –Utility Providers, Carpet Installers, Painters, Appliances, etc.

Immediate attention to urgent repairs

Completion of assigned scope items for Apartment Make-Ready projects - within a timeframe set forth by Property Assets Director.

Completion of preventative maintenance appointments and other recurring work order tasks

After Hours/On Call as needed.

Working Skillset Requirements:

oProficient in Miscosoft applications

oProject Management

oPlumbing (sinks/toilet/tub installs, piping repairs)

oElectrical (troubleshoot circuits, small installation)

oCarpentry (drywall, painting, trim work, bathroom/kitchen installations, building exteriors)

Other Skills & Qualifications:

High School Diploma

Good communication and interpersonal skills, strong knowledge of building operations and facility maintenance.

Organization and time management skills.

Valid Hawaii Driver’s License

Requirements: Reliable personal vehicle, use of personal tools.

Pay: $75,000 per year

Benefits: Health insurance, Paid time off

Schedule: Full-time - 8 hour shift daily M-F
