MOHO KITCHEN PROJECT MANAGER/PERMITTING SPECIALIST

The Project Manager/Permitting Specialist is a six-month part-time contract position. The Project Manager will apply for and facilitate the acquisition of all required permits from the County and State, including (but not limited to) Building Permit, Wastewater Permit, Food Handling Permit(s), and amendments to HACA’s Special Use Permit (SPP 845). They will attend all Certified Kitchen Committee meetings in person or remotely. They will consult with commercial kitchen professionals (e.g., managers of existing incubator kitchens), represent the collective input from the Kitchen Committee, and work with an Architectural Engineer to finalize designs for professional drafting; they will then submit the final stamped plans to the County Planning Department. They will assist the Kitchen Committee in researching cost projections, and in the creation of a schedule and budget. They will participate in the selection of the licensed General Contractor, with whom they will work closely. They will see that all aspects of the project are adequately insured, including coverage for Commercial General Liability (CGL), Business Automobile Liability, and Workers’ Compensation and Employers’ Liability, and submit certificates of insurance to the Fiscal Sponsor. They will coordinate with the Kitchen Committee and the HACA Board of Directors on site planning, grading and gravel for driveway and required parking areas, and construction of a covered walkway. They will oversee the installation of a septic tank, propane tank, potable water tank, pump room, and electric poles. They will receive and record all bills, secure a secondary sign-off from one Kitchen Committee chair, and submit the authorized invoices in a timely manner to the Fiscal Sponsor. During the build phase, they will have daily briefings with the General Contractor. They will write weekly progress and expense reports which will be shared with the Fiscal Sponsor and the Kitchen Committee. An edited version will be shared with the public.

Required: recent employment in local (Hawaii County) construction; full-time access to phone, text and email; willingness to respond with reasonable promptness to correspondence; proficiency with spreadsheets and productivity software; ability to access and share files on Google Drive; clear, concise oral and written skills; accurate reading comprehension (especially of legal documents); a healthy respect and patience for differing points of view.

Experience in commercial construction is a plus.

Experience working with County permitting offices is a plus.

Commercial kitchen construction experience is a plus.

Hawaiian Acres residency is a plus.
