Position: Site Manager / General Maintenance (Part-Time, 1099 Independent Contractor)
Location: Waikoloa Village Condos
Schedule: Monday – Thursday, 8:00 AM – 12:00 PM (16 hours per week) – Some flexibility available
On-Call: Emergencies only, after-hours availability required
Reports To: HOA Board / Hawaiiana Management Company

Position Overview:
Waikoloa Village Condos is seeking a hands-on Site Manager / General Maintenance professional to oversee property upkeep, coordinate with vendors, and maintain community standards. This role requires strong communication skills, experience in construction, repairs, and maintenance, and the ability to work independently.
Key Responsibilities:
Conduct weekly/bi-weekly inspections to assess landscaping, irrigation, and lighting systems.
Perform general repairs, handyman work, and preventative maintenance in common areas.
Ensure BBQ areas remain clean daily, including wiping down surfaces, removing debris, clean BBQ and refilling propane as needed.
Keep trash alcoves clean and free of debris.
Perform painting, patching, and minor repairs as needed.
Attend board meetings to provide maintenance updates.
Service Calls & Emergency Response:
Respond to common area maintenance requests from residents and owners.
Maintain a detailed Service Log (date, issue, requester, resolution).
Submit Service Log monthly for board review.
Be available for emergency after-hours calls (only for urgent safety issues such as major leaks, electrical hazards, or security concerns).
Vendor & Contractor Coordination:
Work with the landscaping contractor on necessary activities.
Arrange walk-throughs and estimates with vendors and board members.
Oversee work schedules, address delays, and inspect completed work.
Ensure contractor tools are stored safely and work areas are secure.
Report project status to the board and Hawaiiana for payment processing.
Assist with termite tenting coordination (distributing notices, providing Nylofume bags).
Rule Enforcement & Community Standards:
Monitor for violations of Waikoloa Village Condos' Rules and Regulations.
Report violations to the board for enforcement.
Deploy and maintain community signage and notices.
Requirements:
Ability to pass a routine background check.
Must be self-insured.
Knowledge of construction, repairs, and general maintenance.
Excellent organizational and communication skills to interact with homeowners, board members, management, and vendors.
Reliable, self-motivated, and able to work independently.
Experience in maintenance, property management, or similar roles.
Ability to perform physical labor, including lifting, carrying, and working outdoors in various conditions.
Additional Details:
Tools & Supplies: Contractor must provide their own basic tools. Any materials or supplies needed for repairs may be reimbursed upon board approval.
Reporting: Weekly/Bi-Weekly Service Log: Log of completed maintenance tasks.
Monthly Reports: Provide a summary of completed work and ongoing projects to the HOA Board and Hawaiiana Management.
