Position Title: Maintenance

Reports To: Lead Maintenance, Facilities Manager, and, Assistant Executive Director of Support Services

FLSA Status: Non-Exempt

GENERAL PURPOSE

Responsible for performing maintenance tasks and minor repairs to buildings, paths, covered areas, bridges, and roads on Company premises to preserve the quality of the facilities.

ESSENTIAL DUTIES & RESPONSIBILITIES

1. Follows the schedule of routine and preventive building maintenance (i.e., keeping gutters and drainage paths clear, checking for wood rot and termite damage, changing light bulbs, electrical and plumbing repairs, painting, etc.) set by the Facilities Manager. Performs minor repairs (i.e., repairing rails, stairs, holes) of buildings, paths, covered areas, bridges, and roads.

2. Complies with all safety and health procedures when operating equipment and vehicles, and while performing maintenance duties.

3. Completes maintenance logs and checklists on building equipment maintenance procedures for the Facilities Supervisor's review.

4. Maintains vehicles, tools, and equipment so they are clean and in working condition.

5. Reports significant maintenance problems, particularly those requiring major repairs, to the Facilities Manager.

6. Inventory of supplies and tools

8. Regular attendance daily is required for this position.

OTHER DUTIES/RESPONSIBILITIES

1. Assists Facilities Group Manager and/or Lead Maintenance in responding to emergency situations (i.e., system failures, fire alarms, severe weather, workplace violence incidents).

2. Assists with special projects as needed.

3. Performs other duties as assigned by Lead Supervisor and/or the Facilities Group Manager.

KNOWLEDGE, SKILL, AND ABILITY

1. Must have knowledge of various building trades, such as electrical, carpentry, painting, drywall, and plumbing.

2. Must be mechanically inclined.

3. Must be people-oriented and able to work well with others.

4. Must exercise some independent judgment and respond to situations as they arise, sometimes without direct supervision.

5. Must have good oral communication skills.

6. Must project a professional demeanor.

7. Must have a valid driver's license.

EDUCATION, TRAINING, AND/OR EXPERIENCE

1. High school diploma or equivalent preferred.

2. Must have at least 1 year of experience in a maintenance-related position (e.g., handyman, carpenter's apprentice, etc.)

MATERIAL OR EQUIPMENT DIRECTLY USED

1. Maintenance should be familiar with all carpentry, plumbing, electrical and construction-related hand tools and equipment to perform repairs and maintenance on facilities, roadways, and grounds.

2. Maintenance should be familiar with various tools and materials used to maintain golf carts and vehicles.

3. Maintenance will be using safety equipment, which includes: a hard hat, full shield glasses, ear plugs, vest, and work boots.

4. Maintenance will be using a Two-Way Radio System to maintain contact with other maintenance staff, Lead Maintenance, and Facilities Supervisor.

MENTAL DEMANDS

1. Requires the ability to read English, perform basic mathematical calculations, and measure accurately.

2. Requires concentration, alertness, and attention to detail.

3. Must be able to exercise some discretion and independent judgment.

4. Must be able to respond to both controlled and uncontrolled situations in a professional manner.

5. Must be able to perform under stressful conditions.
