Resident/Site Manager

84-unit complex in beautiful Kihei on Maui, HI is seeking experienced Resident or Site Manager. In this hands-on position, the ideal candidate will manage the day-to-day operations of the complex. Responsibilities include but is not limited to:

Schedule and assign tasks and supervise all association employees on a daily, weekly, and monthly basis.

Create, copy and distribute notices of upcoming events (i.e. pest control, water shut-off, etc.).

Oversee contractors, vendors, and trades people who come on property to perform association work

Maintain irrigation system .

Facilitate necessary repairs and maintenance of association property in a timely manner.

Prepare incident reports and transmit them to managing agent and KGE BOD.

Acquire maintenance supplies on grounds and common areas as needed.

Perform routine maintenance on grounds and common areas as needed.

Attend seminars and classes pertaining to the continuing education of the position.

Maintain office and equipment storage areas in an organized and operational manner.

Maintain an equipment and tools inventory.

Handling resident complaints and concerns.

Assist in budget preparation.

Assist in the development of preventative, predictive, and capital projects.

Enforce rules and regulations.

Ensure safety and security.

Ensure legal compliance.

Other duties as assigned

Education:

Associate’s degree in property management, business administration or a related field with five years relevant experience. Or eight years’ relevant experience in lieu of a degree.

Preferred Qualifications

Ten years’ experience with complexes of similar size.

Pool certification.

Experience with landscaping, building and general property maintenance.

Ability to manage staff and vendors.

Strong customer service, communication, and interpersonal skills as well as problem solving, and time management skills.

Ability to effectively interact with Board Members, owners, and vendors.

Working computer skills. (spreadsheets, email, presentations)

Ability to work independently and as part of a team.

Ability to multitask and pay attention to details.
