Job Title: Resident Manager
Location: Hale Kamaole, Maui, HI
Overview: Hale Kamaole is seeking a Resident Manager who embodies the “aloha spirit” while providing strong leadership, property management, and problem-solving skills. This full-time, onsite role requires a hands-on manager with experience overseeing operations, staff, vendor coordination, and resident relations.
Key Responsibilities:
Management Duties:
Enforce association rules, laws, and bylaws to ensure quiet enjoyment by residents.
Hire, train, and manage staff; implement a performance review and discipline system. Plan and execute property projects; manage vendors and contracts.
Maintain accurate and secure records, reports, and insurance claims.
Prepare monthly updates and attend Board and annual meetings.
Assist with annual budget development and reserve planning.
Operational Duties:
Oversee all common area maintenance and emergency response (24/7 availability required).
Supervise staff and vendors to ensure cleanliness, safety, and upkeep of the property. Communicate regularly with owners and rental managers about scheduled work or disruptions.
Monitor security, lighting, parking, and irrigation systems.
Perform regular property inspections and respond promptly to damage or hazards.
Qualifications:
Proven experience in property or resident management.
Strong organizational and communication skills.
Ability to manage emergencies and resolve resident concerns.
Knowledge of HOA rules, building maintenance, and vendor coordination.
Ability to manage in a complex management environment with an active and engaged Board of volunteers who are geographically decentralized
