Your Job Responsibilities:
Show and lease vacant and on notice apartments. Collect all rents, fees and other income when due. Ensure that all funds are posted in computer and make bank deposits following posting procedures. Utilize purchase order and A/P system to approve each invoice or statement making sure that all products or services have been received and or the work has been performed. Follow budget guidelines and report variances with explanations, making sure that your limit of purchasing authority is strictly followed including use of pre-approved purchase orders. Conduct monthly Market Surveys of competition and Shop to verify surveys. Perform evictions as required on delinquent rentals. Review qualifications for residents' applications, verifying rental and employment history, submit applications to regional supervisor for approval in timely manner. Make sure lease files are complete and that completion of leases are being executed as required, including data entry for move-in / renewal / move-out and resident information / notification updates. Inspect curb appeal, offices and models daily. Plan advertising needs and post daily on Craigslist, Zillow, facebook and other sites. Supervise maintenance department to ensure that all vacancies are prepared and ready to be leased. Manage maintenance requests in computer work order system in conjunction with verifying workorder completion. Schedule and monitor daily progress of on-site maintenance staff Ensure that all service requests are completed satisfactorily Schedule and inspect all make-readies Work with contractors, as necessary, to complete projects being completed on the property. Handle special resident problems in occupied units and Manage an effective lease renewal program.
The Manager is totally accountable for the property operations and budget achievement, so the above items are a brief summary of responsibilities. Manager assumes responsibility for property success as measured by maintaining above 96% occupancy and above 96% collections while not exceeding spending guidelines established by owner approved monthly budgets.
