Job Title: Assistant Property Manager

Basic Functions
Assist the property manager with all aspects of running a property management company that rents single family homes
Be on site daily at the office performing administrative tasks
Must be a self-starter, be able to work on your own once fully trained
Part-time work to start until you have reached your 90-probation period and then could be full time depending on your ability to work independently.
Starting pay is $19.00 per hour with an increase after your probation period, TBD
Work hours to start will be Tuesday, Wednesday and Thursday from 11 am to 5 pm, and depending on showings after hours for potential renter needs, could be some after 5 showings
Responsibilities
1. Assist the property manager with obtaining, scheduling and working with vendors and contractors.
2. Assist the property manager with showing rentals, screening potential tenants, drafting tenant paperwork and collecting/recording rent owed from tenants.
3. Be on-call every other weekend to respond to urgent or emergency maintenance issues with HVAC systems, water heaters and other items that maintenance might have to address immediately.
4. Assist the property manager with processing evictions when necessary.
5. Assist the property manager with inspecting properties when needed. This includes: tenant maintenance requests, move-in inspections, move-out inspections, acquisition of a new location and/or preparation to sell a location. A reliable vehicle, valid driver’s license and liability insurance are required.
6. Maintain good tenant relations by prompt and complete response to tenant problems when needed.
7. Assist with the preparation and organization of reports and invoices for work that has been completed. This includes submitting invoices from contractors and other vendors for payment to the Gold Coast Residential accounting department.
8. Maintain paper and digital records in an organized manner. This includes work orders/repairs completed, receipts, checks collected from tenants and other financial records. Knowledge of or training for the computer program “Rent Manager” will be needed.
9. Answer and respond to phone calls and texts.
