Job Description:
We are seeking a dedicated and experienced Superintendent to oversee property projects and maintenance across our diverse portfolio of residential, commercial, and industrial properties. As the Superintendent, you will play a crucial role in ensuring the efficient operation and upkeep of our properties, including individual residential offices, short-term vacation rentals, commercial buildings, and upcoming industrial warehouses.
Responsibilities:
- Supervise and coordinate property maintenance projects, including repairs and renovations, across multiple properties.
- Conduct routine inspections to identify and address maintenance issues promptly.
- Utilize your expertise to troubleshoot and resolve small problems related to HVAC, plumbing, and electrical systems.
- Keep track of janitorial supplies inventory for our commercial building and ensure timely replenishment.
- Coordinate with vendors, contractors, and service providers to schedule and oversee maintenance and repair work.
- Maintain accurate records of maintenance activities, expenses, and service contracts. (This will not require any accounting or bookkeeping, mainly keeping records of receipts and forwarding to accountant in a timely manner)
- Ensure compliance with health and safety regulations and company policies at all times.
Requirements:
- Proven experience as a Superintendent or similar role in property management, preferably overseeing a diverse portfolio of properties.
- Strong technical skills with the ability to diagnose and resolve small maintenance issues related to HVAC, plumbing, and electrical systems.
- Excellent organizational and multitasking abilities, with a keen attention to detail.
- Effective communication and interpersonal skills, with the ability to interact professionally with tenants, vendors, and team members.
- Ability to work independently and prioritize tasks in a fast-paced environment.
- Valid driver's license and reliable transportation for travel between properties. (Truck preferred)
- Flexibility to work occasional evenings or weekends as needed for emergency maintenance situations.
- Must be able to lift heavy furniture, such as desks, if needed
