The Maintenance Technician’s primary goal is to provide service to our residents. This position will reiterate our corporate philosophy each time contact is made with a ZRS MANAGEMENT resident. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide an uncompromised style of living for each resident. The primary focus will be to assist in the retention of the ZRS MANAGEMENT resident through skilled, efficient and professional service. Through dedication and uncompromised service, this position can be promoted to a Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager.
DUTIES and SPECIFICATIONS:
The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:
-Perform independently technical maintenance repairs to plumbing, electrical, heating and air conditioning, appliances, and any other aspect as needed.
-Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.
-Common area maintenance including sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.
-Use backpack blower; install ceiling fans and garbage disposal overhead.
-Straighten pool furniture, and clean pool deck as needed.
-Follow all purchasing guidelines for area of responsibility.
-Pressure wash stairs, sidewalks and breezeways
-Monitor building exterior for issues with roof, siding, shutters, etc.
-Clean light fixtures
-Keep breezeways clean by removing trash, stains, spider webs, etc.
-Help maintain an effective preventive maintenance program for area of responsibility.
-Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.
-Enter any newly purchased tools or equipment into inventory.
-Keep work area clean and orderly
-Observe all safety rules
-Perform all other duties assigned by the Maintenance Supervisor and the Property Manager
SKILLS, KNOWLEDGE and ABILITIES:
Must be HVAC certified
Maintenance experience & knowledge in plumbing, electrical, HVAC and appliances
Ability to lift heavy objects
Ability to communicate clearly with the residents.
Must be able to read and write in English language in a legible manner.
Ability to use and apply common sense understanding and use good judgment
Ability to work cooperatively and in a teamwork environment
Must possess attention to detail, manage time effectively and adapt to change in a composed manner
Ability to handle multiple projects and tasks and cope with stress in a composed manner
Ability to respect and maintain confidentiality
WORKING CONDITIONS and PHYSICAL DEMANDS:
Maintenance Technician must be able to work outside in extreme weather temperatures (all summer long approximately 5 hours a day); on a daily basis. The person should be able to tolerate dust, chemicals and other substances and environmental conditions associated with maintenance work. Maintenance Technician is regularly required to stand for several hours at a time and to lift heavy objects occasionally throughout the day. Technician must be able to climb stairs several times each day with relative ease, to walk with relative ease, and to push and pull moderate weight with both arms, to bend, squat, and maneuver with ease. Maintenance Technician must be able to lift a moderate amount of weight (i.e., forty-five to fifty pounds), to bend and twist repeatedly at the waist and to use tools with both hands in order to make repairs in order to perform a substantial amount of the regular job responsibilities. This person must be able to drive a variety of vehicles including but not limited to Golf Carts. This position is required to be on-call and work weekends as needed. A use of mobile device may be required to assist with on-call status.
Maintenance Technician must maintain a valid driver’s license, valid vehicle insurance and must possess tools in order to complete the essential job functions.
Exception to driver’s license requirement maybe considered for an employee living onsite with HR Dept. review and approval.
