JOB DESCRIPTION: MAINTENANCE SUPERVISOR

Department: Maintenance

Reports To: PB Assistant Park Manager

Position Description:

A Maintenance Supervisor oversees all aspects of a facility's maintenance and repair activities, including scheduling maintenance tasks, supervising maintenance staff, managing budgets, ensuring compliance with safety regulations and identifying areas for improvement to optimize equipment lifespan and operational efficiency across buildings and grounds.

You must be available to respond to emergencies or assign a capable and responsible member of the maintenance staff (with the approval of the Assistant Park Manager) to be available in his/her place.

Knowledge and Abilities:

You will inspect different equipment and perform any basic repairs to preventative maintenance when required. To do well in this role you should have previous experience in maintenance, be highly skilled with various hand and power tools and be able to read blueprints and repair manuals.

Working Conditions:

The position requires the ability to move about freely. Candidates must possess a valid Florida driver’s license and be capable of operating vehicles including a pickup truck and golf carts as well as our backhoe and work tractor. The job will require some inside office work, but mostly outside work including at shareholder’s sites, in common areas of the park, other offices, and maintenance areas. The job will require time sitting, standing, walking and driving.

Contacts:

Internal contacts will range from Board of Directors and Park Manager to Shareholders of PB Park and guests in the RV Park. External contacts will include suppliers, contractors, consultants as well as state, county and local elected officials and agencies. Because of the unique nature and complexity of the position’s environment, the incumbent will be required to display diplomacy, flexibility, teamwork and communication skills in all activities.

Key Responsibilities

1. Participate in the hiring, training and supervision of maintenance staff, assigning tasks and monitoring performance.

2. Develop and implement preventive maintenance programs, creating schedules for routine inspections, repairs, and equipment

servicing.

3. Assist in tracking maintenance expenses and identifying cost-saving opportunities.

4. Respond to urgent maintenance issues and coordinate repairs during emergencies.

5. Monitor compliance of safety regulations, building codes and environmental standards.

6. Plan, organize and maintain schedules and priorities to assure proper completion of assigned tasks in accordance with established

policies.

7. Monitor maintenance records. Report on work progress as required. Assist with coordination of outside contractor activities

including bids, onsite work and job completion.

8. Negotiate contracts with maintenance vendors and suppliers, ensuring quality service and competitive pricing.

9. Receive and return all Work Orders to Assistant Park Manager upon completion.

Required Skills:

Strong understanding of building systems, mechanical equipment, electrical systems, plumbing, refrigeration and facility

maintenance procedures.

Ability to motivate and manage maintenance staff.

Excellent analytical skills to diagnose equipment issues and develop effective solutions.

Clear communication with both technical and non-technical personnel in effectively conveying information.

Ability to plan and execute maintenance projects within budget and deadlines.

Effective use of personal computers.

Communication through email, texting and cell phone.

Work Environment:

Primarily outside in different areas of Paradise Bay Estates and Sara Bay RV Park.

May require occasional work outside normal business hours to respond to emergencies.

Work Schedule:

Five days/week, 40-hour work week (hours must be flexible according to company needs), plus on call for emergencies.

Qualifications:

This position requires a mature person with good human relationship skills. A strong mechanical aptitude and the ability to work successfully with both staff and management are required. Must have competence in supervisory and management skills. Must possess and maintain any state or local licenses required for operation of certain vehicles and equipment on or outside the premises of the Park that may be required. The incumbent will maintain a working familiarity with Florida, Manatee County and other local laws and ordinances pertaining to or governing the maintenance and/or improvement of the COOP properties.
