Job description Position: Maintenance Technician Compensation: $900/week, based on 47 hour work week. General maintenance for shopping centers in Sarasota. Complete assigned tasks, work orders, and projects at the properties we manage in a first class and professional manner. Assist with emergency repairs as requested and needed. Supervisor: Facilities Manager
Responsibilities and Duties include, but not limited to: 1) Be in uniform at all times (CRI shirt, kaki or navy pants, work boots, and protective gear as required by specific projects). 2) Maintenance and repairs including, but not limited to, electrical repairs, replace light bulbs/ballasts, plumbing repairs, HVAC maintenance, carpentry, stucco/drywall repairs, concrete repairs, water proofing work, painting, irrigation repairs, and general cleaning. 3) Clean up vacancies to show condition (discard trash, furniture, fixtures and equipment left by tenants, drywall repair, drop ceiling repair, painting, electric repair, plumbing repair, HVAC repair/maintenance and general cleaning). Monitor to keep in show condition (inspect for issues, clean floors, remove dead insects, flush toilet, run HVAC, have soap, paper towels and toilet paper in bathrooms). 5) Ensure the buildings and grounds are being kept in a first-class condition and in compliance with Commodore Realty’s policies. a. Property inspections including common area sidewalks, parking lot, and roofs; as well as inside tenant bays. i) Including electric, plumbing, HVAC, and fire/life safety. · Verify all items requiring inspection are up to date. b. Inspect/monitor recurring purveyors such as landscaping, irrigation, portering, fire/life safety, signage, electric/lighting, roofers, parking lot repairs, etc. 6) Get bids for work - schedule appointments, meet and clearly explain scope, follow up on bids. Submit bids received to supervisor and corporate office once received along with recommendations. 7) Inspect/monitor contractors and purveyors hired for specific jobs/projects and hold them accountable. 8) Use of personal vehicle and tools as required to complete assigned tasks. Supplies needed to complete assigned duties and work orders will be purchased by the Facilities Manager or by the use of a company issued credit card, if applicable. 9) Fill in for Facilities Manager as needed. 10) Other projects and tasks assigned by your supervisor, the Property Manager, or upper Management.
