Maintenance Tech – North Jacksonville/Kingsland/St. Marys GA
Strong Maintenance Tech needed ASAP for small residential community located in Kingsland GA, just 30 minutes north of Jacksonville, FL
Responsible for all upkeep and repair of grounds and apartments along with complete unit turns at move out.
Necessary Skills include: Apartment REHAB, Painting, plumbing, HVAC, carpentry and electrical. Installation of Cabinets, Counter-tops, Lighting & Plumbing Fixtures, Appliances including Dishwashers & over the counter Microwaves.
Grounds and interior punch out including trash out, grounds cleaning, make-ready cleaning.
Able to satisfy tenant workorders in a timely manner (24hours or less)
RESPONSIBILITIES:
- Oversee the daily repair and maintenance of the property
- Manage the preparation of vacant units for occupancy within established deadlines
- Manage service requests and 24 hour response times- Maintain exacting curb appeal and superior cleanliness of buildings and grounds
- Manage the scheduling and direct supervision of all 3rd party vendor work
- Oversee the ordering and receipt of all necessary supplies for both maintenance and rehab
- Follow OSHA (Occupational Safety and Health Act) standards at all times
- Follow regional management directives regarding budget limits when purchasing supplies or services
- Carry out the on-going property preventative maintenance plan
- On call duties are required and overtime may be necessary periodically
EXPERIENCE: Minimum three (3) years maintenance experience as a Maintenance Superintendent or Maintenance Technician
SKILLS & CERTIFICATIONS:
- Valid Driver's License
- Knowledge in maintenance to include carpentry, electrical, plumbing, heating and cooling systems, painting, drywall, use of power tools (pools and irrigation systems where necessary)
- EPA HVAC Certification
- Must have all necessary hand tools
- Must have own transportation
- Knowledge of Fair housing Laws
- Able to work with minimal supervision
