Property Manager – 16-Unit Housing Nonprofit (Jacksonville, FL)
Job Overview:
We are seeking a dedicated and reliable Property Manager to oversee the day-to-day operations of 16 rental units in Jacksonville, Florida. As a nonprofit organization, we are committed to providing well-maintained housing for our tenants, and we need an organized, proactive individual to help manage leasing, tenant relations, and property upkeep.
This role requires strong communication, multitasking, and organizational skills, along with a working knowledge of property management processes. The ideal candidate will have prior experience in property management or a related field and be comfortable handling tenant interactions, leasing, maintenance coordination, and rent collection.
Key Responsibilities:
Leasing & Tenant Relations
- Serve as the primary point of contact for tenants.
- Advertise available units, conduct property showings, and screen applicants.
- Manage lease agreements, renewals, and move-in/move-out processes.
- Ensure rent is collected on time and issue notices for late payments.
- Initiate eviction proceedings when necessary.
Property Maintenance & Inspections
- Conduct routine property checks and inspections to ensure safety and maintenance standards are met.
- Coordinate repairs, maintenance requests, and turnover of units between tenants.
- Perform light maintenance as needed or coordinate with contractors.
- Build contractor list
Portfolio Growth & Negotiation
Identify new housing opportunities to expand the nonprofit’s property portfolio.
Research and negotiate new rental properties, acquisitions, or leasing opportunities.
Establish relationships with property owners, developers, and local housing resources.
Assist in securing funding or partnerships to support property expansion.
Administrative & Compliance
- Maintain accurate records of leases, tenant interactions, and maintenance reports.
- Ensure compliance with local, state, and federal housing regulations.
- Utilize property management software (preferred but not required).
Compensation & Location:
$1,200 per month
Service Area: Jacksonville, FL
Preferred Qualifications:
- Prior property management or real estate experience is a plus.
- Strong organizational and communication skills.
- Ability to multitask and work independently.
- Knowledge of tenant screening, leasing procedures, and housing laws.
- Experience with property management software (a plus).
