Apartment Maintenance Technician

ESSENTIAL JOB FUNCTIONS:

Perform general maintenance repair tasks without endangering self, residents or fellow team members.

Responsible for the completion of all maintenance service requests as assigned.

Complete make-ready process of vacant apartments as directed by the Property Manager.

Assist with grounds work when directed by Property Manager which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas.

Inspect buildings and other structures to determine functional systems and detect malfunctions and needed repair, making notes and recommendations using a pre‐established check sheet.

Perform electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall, switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.

Perform plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, etc.).

Perform painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.).

Reconfigure, install, position, work surfaces, storage bins, lighting, file cabinets, etc. using various hand, power and specialty tools, dollies and hand trucks.

Prepare the surfaces and paints various structures and equipment (e.g. walls, refrigerators, evaporative coolers, floors, roofs, doors, restroom facilities, etc.) to preserve wood and metal parts from corrosion and maintain a safe, comfortable working environment using various painting equipment and related tools (e.g. sprayers, rollers, brushes, thinners, etc.).

These responsibilities include but are not limited to:

Wall molding

Caulking

Countertops and cabinets

Window screens and blinds

Interior and exterior doors

Appliances such as stoves, refrigerators, washers, dryers, dishwashers

Clean and inspect mechanical and/or storage rooms

Rodent control

Snow removal (if applicable)

Stair treads and cove basing

Minor drywall damages

Removing bulk trash (including appliances)

Clearing drains and sewer lines up to 4”

Using ladders -maybe required to perform roof top repairs.

Requires individual to be able to use maintenance equipment including, but not limited to, hand tools, saws, paint spray rigs and guns, acoustic hoppers, paint brushes and rollers, caulk guns, glues, thinners, ladders and any other type of paint equipment and required safety equipment.

Participate in company training classes and meetings as required.

Be observant for any problem which could be a hazard or potentially dangerous for residents, staff, guests and the public. This includes condition of pool gates, fencing, lighting, trip hazards, etc.

Assist Maintenance Supervisor with organizing and prioritizing service requests and general maintenance tasks.

Assist Maintenance Supervisor with overseeing turnkey operation and ensuring that vacant units are made rent-ready in a timely manner. Perform turnkey work as required.

Assist Maintenance Supervisor with maintaining a complete and full inventory of supplies and tools sufficient for providing service and maintaining the property.

Adhere to the company’s safety program, policies and procedures. Assist Maintenance Supervisor in maintaining the hazard communications program.

Participate in company training classes and meetings as required.

Special projects or additional duties assigned by supervisor that are essential for the operations of the property.

Requires individuals to furnish their own vehicle. (if applicable)

Requires the ability to work any of the seven days of the week, 52 weeks of the year. Due to the property staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested.

Requires individuals to work in various weather conditions, including extreme temperatures, rain, snow, and heat.

Is HVAC certified

Is CPO certified

Has a valid drivers license and auto insurance.
