Property Maintenance Manager for small community. Oversees maintenance staff of 5 and both our residential and community properties.

Responsibilities include:

1. Team Management: Supervise and lead maintenance staff, assign tasks, provide training, and ensure staff performance meets company standards.

2. Scheduling and Planning: Create maintenance schedules for routine inspections, repairs, and preventative maintenance to ensure efficient operations.

3. Property Inspections: Conduct regular inspections of properties to identify maintenance needs, safety hazards, and compliance issues, and develop action plans for addressing them.

4. Documentation and Reporting: Maintain accurate records of maintenance activities, repairs, and inspections, and prepare reports for property owners and management.

5. Vendor Management: Coordinate with external contractors and service providers for specialized repairs, renovations, and maintenance tasks, ensuring compliance with contracts and quality standards.

6. Quality Control: Monitor the quality of maintenance work performed, ensuring it meets safety standards and regulatory requirements.

7. Emergency Response Coordination: Implement emergency response plans for maintenance issues such as leaks, electrical failures, storm damage, etc. in a safe and effective manner

8. Compliance and Safety Management: Ensure that all maintenance operations comply with local regulations, building codes, and safety standards.

9. Budget Management: Manage the maintenance budget, track expenses, and identify cost-saving opportunities.

10. Equipment and Fleet Maintenance: Oversee the maintenance and servicing of company vehicles and equipment, ensuring they are in good working order, properly maintained, and compliant with safety regulations. This includes scheduling regular inspections and handling repairs.
