Looking for a Leasing Consultant to start as soon as possible.

Job Summary: Leases apartments to prospective residents and supports property’s marketing plan.

Duties & responsibilities include the following (additional duties or job functions may be required as deemed necessary by supervisory personnel):

Responsible to inspect models and “market-ready” vacancies to ensure cleanliness/ready to show and move in.

Responsible for maintaining work area and office in clean and orderly manner; need to have awareness of the “curb appeal” of the property. Put out balloons on a daily basis.

Greet guests and shows model apartment, prepare move in packages, and conducts lease signings.

Fully inform of current rental rates, and specials through knowledge of lease terms, specifications, and community policies.

Knowledgeable of required telephone and sales techniques.

Maintain contact with all apartment locator services and local business to provide informational material.

Complete marketing analysis. Responsible for “shopping” competitive properties (Market Survey Report due to Property Manager and head supervisor quarterly).

Develop full knowledge of application, information required, screening process and policies regarding approval process.

Process rental applications accurately and in a timely manner.

Preparation of correspondence such as rent charges, evictions notices, renewals, etc.

Accepts/collect rental payments and help Property Manager with posting of Rent payments. Prepares leases, reviews leases and acquire signatures.

Responsible for leasing available units, renewing existing leases, prepares documents, assisting residents, marketing, screening applications, and inspection of vacant apartments.

Courteous, efficient handling of resident requests and complaints.

Posting 3 Day Notices, posting Renewal letters.

Enters and process completed work orders in Onesite.

Maintain office supply levels and advertising materials and order when needed.

Move In/ Move Out Inspections.

Issue warning stickers to vehicles once a week where required.

Check voicemail messages/post in Craigslist and call or email back all leads on a daily basis.

Present a pleasant attitude to all customers and staff.

All other duties assigned by Supervisor/Property Manager.

Willingness to contribute in other areas.

-MUST HAVE property management experience

- Monday- Friday 8:00am- 5:00pm (1 hour of lunch)
