Position Overview:
We are seeking a skilled and reliable Residential Maintenance Technician with a desire to take on more responsibility and grow with our team. The ideal candidate will have experience performing general maintenance and repair tasks in residential single family homes, townhomes and condos. This position requires proficiency in drywall repairs, painting, plumbing, electrical, HVAC, and other common residential maintenance duties. The role is critical in ensuring that our residential properties are well-maintained and safe for tenants. This job requires 50% working remote; 50% traveling to and from properties.
Key Responsibilities:
Drywall & Carpentry:
o Patch holes, repair cracks, and perform other drywall repairs.
o Install, replace, and repair baseboards, trim, and other wooden structures in homes.
Plumbing:
o Fix leaks, clogged drains, and faulty faucets.
o Replace broken pipes, install fixtures, and troubleshoot plumbing issues.
Electrical:
o Perform basic electrical repairs, such as replacing light switches, outlets, light fixtures, and troubleshooting circuit breakers.
o Ensure compliance with safety standards and local codes.
HVAC:
o Conduct basic troubleshooting on heating, ventilation, and air conditioning systems.
o Replace filters and check air flow.
General Maintenance:
o Perform regular property inspections to identify potential maintenance issues.
o Handle service requests for routine maintenance and occasional emergency repairs.
o Keep accurate records of repairs, maintenance tasks, and materials used.
Additional Duties Assigned:
o Overseeing work performed by contractors.
o Showing properties to prospective tenants
o Other duties as assigned.
Customer Service:
o Maintain professionalism and good communication with residents.
o Address resident concerns and feedback in a timely and courteous manner.
o Respond to and update service tickets in online ticket management system.
Tools & Equipment:
o Ensure that all tools and equipment are well-maintained and in safe working condition.
o Safely handle, store, and dispose of maintenance-related materials and supplies.
Vehicle:
o Operate company vehicles in a safe and responsible manner.
o Insure vehicles in your care are protected and secured from theft and vandalism.
o Effectively manage and account for all charges billed to fleet motor vehicle expense account.
o Promptly report any damage, incident, or accident involving company vehicle in your care.
Required Qualifications:
Experience: Minimum of 1-3 years of experience in residential maintenance or a related field.
Skills:
o Knowledge of basic plumbing, electrical, drywall, and HVAC systems.
o Ability to perform repairs with minimal supervision.
o Proficiency with hand tools, power tools, and other maintenance equipment.
Certifications (Preferred but not required):
o EPA Certification for HVAC
o Electrical or Plumbing Certification
o Basic First Aid and CPR
o Other relevant trade certifications
Physical Requirements:
o Ability to lift up to 50 pounds.
o Ability to work in various environmental conditions (e.g., tight spaces, outdoor work, etc.).
Communication: Strong communication and interpersonal skills to interact effectively with tenants and team members.
Licenses/Other Requirements:
o Valid driver’s license with safe driving record. Reliable transportation to travel within the DC/Maryland service area.
o Clean background check and drug test.
Preferred Qualifications:
Knowledge of local building codes and regulations in Washington D.C. and Maryland.
Experience working with property management or multifamily residential communities.
