JOB SUMMARY:
Under the direction of the Property Manager, the Maintenance Technician is responsible for providing Daily maintenance services for the Property. Maintenance Technician may be required to work some weekends for emergency maintenance issues. MUST HAVE VEHICLE (TRUCK).
DUTIES AND RESPONSIBILITIES:
1. Respond to maintenance requests as directed from Direct Supervisor (Property Manager), in a timely and courteous manner.
2. General grounds and interior maintenance, including walking the interior and exterior of the property,
3. Daily rounds for trash pick-up, and/or shoveling snow and spreading ice melt as needed.
4. Responsible for the maintenance of all electrical & mechanical equipment to ensure that apartments have continuous heat or air conditioning, power, and hot water.
5. Maintain, troubleshoot basic HVAC preventative maintenance, including filter changes, coil cleaning, control setting, etc.
6. Maintain, troubleshoot, repair or replace apartment lighting, including light fixture, bulb, and ballast replacements.
7. Maintain, troubleshoot, repair or replace apartment appliances.
8. Maintain, troubleshoot, repair or replace basic plumbing fixtures and plumbing issues. Includes replacing faucets, toilets, toilet flappers, showerheads, diverters, fluid masters, and all other plumbing as the property requires.
9. Maintain, repair or replace drywall and painting in units and/or common areas.
10. Maintain, repair or replace doors, locks, windows and screens, as needed.
11. Correct emergency conditions such as flooding, sewer backup, and equipment malfunctions. This includes problem resolution and cleanup during and after corrective action has been taken.
12. Oversight of Contractors work from the start of job to finish.
13. Assist with Eviction Move-Outs.
14. Prepare Apartments for Move Ins to include the cleaning of apartment, painting & repairs.
15. Assist outside Contractors with complex issues and any additional duties as assigned by Direct Supervisor (Property Manager).
