JOB SUMMARY:

The Maintenance Technician is responsible for providing excellent resident service through daily maintenance projects as assigned by the direct supervisor. Punctuality, professionalism, and strong customer-service skills are also needed to support the initiatives of this position.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

1. Establish working relationships with supervisors (PM or Maintenance), residents, and vendors.

2. Respond to maintenance requests, using work tickets to track calls.

3. Maintain building lighting, including light fixture and bulbs.

4. Maintain basic plumbing fixtures and plumbing issues. This includes replacing faucets, toilets, toilet flappers, showerheads, fluid masters, and other light plumbing as the property requires.

5. Complete, as needed, minor drywall repairs and painting in units and/or common areas.

6. Maintain and replace doors, locks, windows and screens, as needed.

7. Maintain supplies, tools and equipment inventory, maintenance and service records, and building specification manuals and blueprints.

8. Perform other duties as assigned.

Customer Service/Safety:

1. Respond to all resident maintenance requests in a timely and courteous manner

2. Adhere to safety protocols when completing maintenance tickets to ensure the safety of yourself and residents.

3. Provides timely communication maintenance concerns or trouble tickets with Property Manager

Minimum Experience/Training Education:

High School diploma or GED

Valid driver’s license

Must have a reliable vehicle for travel between assigned locations

Two to five years of maintenance experience preferred

ADDITIONAL DESIRED QUALIFICATIONS:

General maintenance engineer experience.

Reliable Vehicle.

Dependable, on-time, and good time management skills.

Legal to work in the United States.

SCHEDULE:

This is a full-time position. The schedule will require 40 hours per week, including rotating on-call shifts.

PHYSICAL REQUIREMENTS:

Occasionally requires lifting 50 pounds or less.
